LEASE IS SUBJECT TO THE FOLLOWING TERMS AND CONDITIONS

1. DIRT/DAMAGE DEPOSIT: Additional sum of $200.00 payable on                           returned upon satisfactory inspection after termination of the lease. Owner will have 7 days after expiration of lease to return the deposit or to advise the tenant of any damages. Telephone deposits will be returned after bill is received (max. 5 weeks).
2. The tenant affirms that he/she is an adult and that the property will not be occupied by anyone under 21 years old unless an adult is present.
3. Maximum number of persons including children is limited to 15.
4. No pets allowed unless approved by owner.
5. No cooking, grilling or barbequing on deck.
6. No outside open fires permitted.
7. On expiration of this lease the tenant will leave the premises in as good condition as when they arrived. The following must be done.
a) All rugs are to be vacuumed.
b) All dishes are to be washed, dried and put away.
c) All bed linens are to be laundered, folded and put on the end of the beds.
d) All towels are to be washed, dried, folded and put in the closets.
e) Kitchen and all bathroom floors are to be swept and wet mopped.
f) All tables and counters are to be wiped off.
g) Refrigerator/freezer are to be completely emptied and wiped out.
h) Propane grill is to be cleaned and propane tank shut off. Grill is to be put away.
8. Tenant is responsible for any loss or damage of property during the term of the lease.
9. Tenant assumes full responsibility for all phone charges during the term of the lease.
