This area
indicates homes that have been foreclosed, or bank owned properties.
They are generally in need of some repair and no disclosure
of their condition is available. These homes can be an excellent
investment if you are willing to apply a little elbow grease
to renovate the home. Banks have special forms that are different
from our standard contract that must be signed and reviewed.
This area also provides a
complete listing of homes offered for sale by the Department
of Housing and Urban Development (HUD). These properties are
foreclosed properties that were acquired for a variety of reasons,
from taxes to bank foreclosures. Foreclosure properties are
excellent for investment or for someone who is a handy at home
repair. The availability of HUD properties must be checked daily
prior to showing. HUD properties do not show up as a pending
sale even if they are under contract. They only post as closed
once the home sale is closed. HUD properties are inspected for
certain deficiencies that cause the property to fail to meet
the building codes for the area they are located. Those deficiencies
are noted and your agent can provide you with a list of the
existing deficiencies to assist you in examining a HUD property.
