Selling your home without a Realtor is entirely
possible. If you haven't sold a home recently, the rules are changing,
much like the ever-changing housing market. Selling
your home, on your own, means you will be responsible for taking care of
everything the Realtor would usually do for you and making sure each item
is done before closing.
A significant amount of time is required, to do some of the complicated
work that a real estate agent normally would do. In addition, it may
require extra help from outside professionals, such as accountants or
attorneys, for some of the jobs.
Numerous home sales have been lost due to incomplete paperwork,
misinterpretation of what was negotiated, lack of inspections or not
meeting the many fair-housing laws, plus disclosures required by federal
law and Oklahoma statutory requirements. While the seller does
not have to pay for repairs on a home sold "as-is", defects must
still be disclosed.
Contingencies placed on an offer may prevent the offer from being a legal
contract. Conditions may include cleaning, maintenance, remodeling,
repairs, buyers inspections, professional home inspections termite
inspections, etc plus special contingencies that may arrive at the final
hour.
Even those experienced at selling a home before, are finding that real
estate transactions have become more complex, as laws and regulations
change. With more loopholes and details that need focused attention,
selling a home has become fraught with potential liability for unwary
sellers. Laws and regulations vary so widely, by county, that
generic agreements or forms found in published handbooks, often have to be
rewritten at closing.
