Perfect Retreat in West Yellowstone, Montana - For Sale By Owner

(406) 498-4354 or cmcoan@mcn.net

This custom-designed house sits on two lots in the Madison Addition neighborhood of West Yellowstone, Montana. Built in 1991, this single-level home with natural wood exterior siding offers 2100 square feet of casual living space with easy access to the National Forest, the town of West Yellowstone, MT, and Yellowstone National Park.

The house is well-insulated and has electric heat with regional thermostats, tile entry, solid pine paneled doors, vaulted pine ceilings in the living room and kitchen, and a central vacuum system. The kitchen and dining areas have wood flooring installed. The hall, living room, study, and bedrooms are carpeted. The master bath/closet area has tile and carpet, and the second bathroom has Pergo.

The natural forest setting compliments the natural wood exterior of the house, which sits on two forested lots. Through the leaded glass front door, the tile entry hall opens to the main living area. The large kitchen and the spacious living room both have vaulted pine ceilings. Two sets of sliding doors open from the living room onto the back deck, which overlooks the National Forest. The woodburning fireplace with river rock surround makes the room cozy and inviting. The large study is separated from the living room by a set of French doors.

The enormous kitchen has ample counter space, a breakfast bar for casual eating, and is open to the living room and dining area. It has a built in natural gas range (new in 2005), triple Kohler sink facing a bay window, disposal, dishwasher, side-by-side refrigerator, microwave/convection oven, and a large built-in pantry. The custom-built pine cupboards and pantry have slide out shelves for easy access to stored contents. Pine flooring extends into the dining area which has a large bay window with upholstered seat and another set of sliding doors to the wraparound back deck. An antler chandelier is suspended over the dining area.

From the entry hall, a hallway leads first to a large bathroom with custom-built solid pine cupboards for storage. This bathroom also houses the front loading washer and dryer area, which is encased in a built-in solid pine cabinet with pocket doors and ample counter space above. The Lasco tub/shower combo is completely enclosed by glass doors which provide a steam shower effect. The Pergo floor in the bathroom is durable and easy to care for. There are also built-in shelves in the bathroom and a pocket door to the second bedroom.

The second bedroom has a walk-in closet and a custom-built solid pine unit spanning one entire wall. The cabinetry houses large drawers, a TV cabinet, and an extra-long twin bed with trundle underneath. There is ample open floor space, and, with the built-in bed, drawers, and shelving, there is little need for additional furniture, although the room can accommodate it well.

Across the hall is the master bedroom. A large bay window with window seat overlooks the forest behind the house. French doors open to the master bath with solid wood paneled walls. This bathroom has a separate shower and a Kohler whirlpool tub with tile surround. A large window over the tub provides views of the forest. The pine vanity has lots of drawer and cabinet space. Through the bath is the walk-in closet with ample hanging space and access to the approximately 2000 square-foot lower-level storage area.

At the end of the hall is an attached oversized two-car garage with automatic overhead doors, a utility sink, and floor drains. The garage is heated and provides lots of shelving and storage space as well as access to the front and back yards. The driveway is asphalt.

The yard is very low maintenance and is designed to blend into the natural forest surroundings. Because the house sits on two lots, the yard is quite large. It is filled with many native pine trees and aspens interspersed with a few easy care flower beds. The back deck provides a view of the National Forest and has ample space for entertaining or just watching the antics of the chipmunks and Squirrelface, the friendly squirrel who lives in the backyard woodpile.

Annexed to the town of West Yellowstone in 1985, the Madison Addition neighborhood retains its secluded, forested character, yet is in walking distance of the local schools, and the town and has all city services, including water, sewer, paved streets, street lighting, and maintenance. Each home in the Madison Addition conforms to neighborhood covenants which protect the quality and ambiance of the development. West Yellowstone is the western gateway to Yellowstone National Park and has all the small town amenities you would expect as well as museums, IMAX, the Grizzly Center, fine dining, and a great brewpub. In the immediate area there are groomed cross-country ski trails, hiking trails, groomed snowmobile trails, fly fishing and, of course, Yellowstone National Park. Less than an hour away is Big Sky Ski Resort. There is no need for air conditioning in West Yellowstone. With an elevation of 6600 feet, summer days are pleasant, and the nights are always quite cool. Winter days are sunny, and there is lots of snow.
