DESCRIPTION OF OUR HOME

This Home is a three bedroom (or it can be a two bedroom with small office area) home, in Grand Isle, Maine. This home is a 24ft. x 40 ft. Crestwood modular ranch style house, sitting on 1/4 acre +/- of land. It was manufactured by Prestige Homes of Sussex, New Brunswick in August of 1996. The house is approximately 20 minutes from either Madawaska or Van Buren shopping areas, and approximately 1 hour from Presque Isle shopping malls. Living Area: All floors are covered with vinyl flooring. Bedroom and dining area windows are all 38" x 56". Sink window is 38" x 39". Bathroom window is 30" x 39". Living room window is 94" x 56". Both exterior doors are 36" wide. Each room has vents in the ceiling for the VAN EE 1000 air exchange system. The kitchen and bathroom vents pull out moisture while all others bring in fresh air. (All pertinent papers for the different systems in the home are included).

Kitchen: The kitchen measures approximately 13 ft. x 8 ft. and comes with: propane range w/outside vented range hood, standard stainless double sink w/standard faucet and sprayer, Queen Anne Oak cabinets, and "China Crackle" counter tops. A telephone jack is installed on the wall. . All electrical outlets near the sink and counter tops are GFI.

Dining Area: The dining area is approximately 8 ft. x 6 ft. and is connected to the kitchen with a large window giving a beautiful view of the mountain. The side door is steel, painted brown on the outside with an attached storm door w/screen and glass protector. A roof has been added for sun and weather protection.

Living Room: The living room is approximately 16 ft. x 11 1/2 ft. with a cable jack. There is a large picture window that gives a view of the St. John River and western New Brunswick, Canada. The front door is steel and painted brown on the outside. A storm door w/screen and glass protector is attached. In the living room is a small coat closet. The lighting for this room is a three bulb ceiling fan. Off the living room is the hall leading to the full bath and bedrooms. In the hall, at the far end is a good sized linen closet.

Bathroom: The bathroom is approximately 12 ft. x 6 ft.. The bath is a standard 1 piece tub and shower with a pressure balance faucet. The bath has a Queen Anne Oak double vanity with a single sink and standard faucet. Above the vanity is a lighted standard medicine cabinet. A GFI outlet is in the wall by the vanity.

Master Bedroom: The master bedroom is approximately 12 ft. x 11 ft. and has a good size closet with luan bifold doors. Two large windows give plenty of light to this room.

Bedroom 1: This bedroom is approximately 11 ft. x 10 ft., has a reasonable sized closet w/luan bifold doors and two windows for lighting.

Bedroom 2 (or office area): This room is approximately 10 ft. x 8 ft. and has a reasonable size closet with luan bifold doors. One window still lets in lots of light.

Basement: The house sits on a full foundation and is ready to be finished however you want. The fuel tank for the heating and hot water system is in the basement. The heating system is 3 zoned for hot water, living areas, and bedrooms. The water system is new from the well all the way through the aerator, filter, and water softener. The washer and drier hookups are in the basement. A set of Bilco doors lead from the basement outside. Under the stairs is a storage area with louvered doors.

Exterior: The house is finished in white vinyl siding, white vinyl corner posts, brown shutters to match the doors, and driftwood colored shingles on the 4/12 pitched roof. The walls are insulated with R20 & 1" Glasclad and the roof is insulated with R40.
