This beautiful designer log home sits on 40.6 pristine acres in the heart of the Kootenays. Five hours east of Vancouver, 40 minutes east of Vernon,
2 hours west of Nakusp Hot Springs. This 18 year old custom log home is approximately 2500 square feet, has 3 bedrooms, 1 bath with shower stall instead of tub, kitchen, dining room and
living room all on the main floor. It sits on a full basement that is just waiting for the right person to come along and complete it. It already has some work done, including a cold room.
A large upper loft finishes this custom log home with open rooms on either side of the stairs, which enter near the middle. This area could be finished as 2 bedroom but is at present being
used as a den. A forced air wood furnace heats the home and a beautiful stone fireplace is the center of the living room. A well provides the water and the septic system is an approved one.
The lovely view from this home can be fully appreciated from the deck which overlooks the acreage. A hot tub on the deck can be used year round. Sale would include hot tub, fridge and stove.
A 10 year old custom built log barn occupies a prominent place on this property and was designed for studs and breeding. It is approximately 100 feet and 60 feet and has 4 large stalls
with an open area for young colts. Nearby is a 80 foot round ring, log paddock and fenced pasture. The barn was built on concrete footings to add to its life and usefulness and there is a water
pump at the barn for your convenience.
Surrounding all of this is pristine forest, which has never been logged. Cherry Creek runs on the backside of this property and joins the Shuswap River. The property runs along Sugar Lake Road
with the house set back about ½ mile from the road. Three ponds on the property are a great source for the livestock and enhance your view of wildlife as well with herds of deer roaming this
property in a very private setting. Approximately 25 acres are cleared for grazing, the rest is unspoiled cedar, spruce, cotton, pine and birch forest.
As an accent to this property there is a second house, which is rented at present for $600.00 per month and which would certainly help with the mortgage. It's a 2 bedroom cedar home,
approximately 800 square feet, private from the main house. It has one bathroom with clawfoot tub, a wood forced air furnace, fridge, stove, approved septic and well.

The community of Cherryville is a quaint area, which is vast and open. Nestled in the foot hills of the Monashees. We're accessible from the Kootenays, west on Hwy 6, 2 hours from Nakusp Hot Springs.
You travel over the Fauquier Ferry to get on our side of the Arrow Lakes. From Cherryville you can drive the Echo Lake route around the Camels Hump Mountain to the town of Lumby, 20 minutes, or stay
on Hwy 6 west of Lumby. Lumby is your nearest town center which meets all your needs. You can travel 20 minutes from there to the city of Vernon, 5 hours to Vancouver or 4 hours North into the Rockies.
Cherryville is in the middle of the loop from the Southern Interior to the East Kootenay to the Rockies. Your choices are plenty. There is a huge amount of year round activity here and around the area.
From the base of these mountains to the Alpines you can hike, horseback ride, hunt, cross country ski, snowmobile, dog sled and fish. Sugar Lake is 20 minutes from the property, and from there your choices
are endless. You can kick back on your own Cherrycreek which is an awesome sight in all seasons. From lying on a sandy beach and cooling off on the summer to gold panning, rock collecting and wood carving.
The peaceful setting will lure you into whatever your needs are. There are two main country stores here which supply us with most of our needs, from fresh meat, fruit, home baked breads and pastries to hardware,
crafts, animal feed, liquor, diesel and gas. The cherryville school is a great community school with 130 students and a great foundation of teachers, most of whom live in the community. The PAC is strong here, there
is alot of volunteer time put into different events year round. Spring and fall fairs, Cherryville Days and the Arts Festival all draw in alot of outside participants and go on for three days.
These events take place at the community park, th hall and the school. There is also a riding arena at the park for different horse clubs. The school and community hall offers its facilities for sports during the
winter months for meeting etc.
We are a community that cares! Welcome.
