Welcome to the Somerset Hills
Homeowners Association Website

The goal of this site is to create a convenient place for homeowners to access important community information while providing for a quick and easy way to contact trustees.

Residents have volunteered their time, under the trustees authority, to create this site and the hosting has been FREE and reliable since 2002 (20MB limit); albeit annoying pop-up ads that you have to close. The subdivision has no affiliation or control over those advertisements nor have they been validated as credible or trustworthy. Please save the page to your favorites/bookmarks. Your participation and feedback is welcome. The community will always benefit from residents who volunteer their time, resources, or expertise. Contact Us for more information.

Residential Trash Services The 2018 Annual Homeowners Meeting discussed the number of trash collection services that service our Subdivision. Previous efforts to consolidate with Shamrock in 2002 and obtain favorable rates were successful until they were acquired by Waste Management. In October 2018, the HOA entered into a 3-year agreement with Waste Management at reduced rates. See the attached Waste Management Rates for more information.
Code Enforcement/Property Maintenance Complaints The 2018 Annual Homeowners Meeting brought up a number of questions about how to address property maintenance issues. In addition to contacting the homeowner directly or emailing the trustees using the SHHA Violation/Complaint Form, the annual meeting also mentioned contacting the County at the following link: St. Charles County Code Enforcement/Property Maintenance Complaints. Some common violations are listed within each link, such as General Building Disrepair, which includes: bare wood or other exterior surfaces requiring paint, broken or missing windows and/or screens, broken, missing, and/or deteriorated fencing, deteriorated and/or broken driveways and/or sidewalks, deteriorated or broken guttering and/or downspouts, deteriorating and/or failing retaining walls, deteriorating roofing or flashing, leaking and/or deteriorated plumbing, electrical, and/or mechanical equipment and/or materials, missing address numbers, and peeling, chipping, or fading paint. Weeds and tall grass are also noted.
Detention Basin Inspection - The St. Charles County Development Review Division performed an inspection of the storm water detention basins in 2017, pursuant to St. Charles County Code, Section 420.020. The basins were found to be satisfactory and will be inspected every 5 years. The 2018 Annual Meeting mentioned repairs may be necessary prior to the next inspection.

Subdivision Trustee Resource Guidebook The Subdivision Trustee Resource Guidebook is intended to help Subdivision Trustees and interested St. Charles County residents understand the issues surrounding the establishment and operation of Subdivision Associations. The language throughout most of this guidebook is general and intended to be applicable to any subdivision in unincorporated St. Charles County. This is not a legal document and should be used for reference only. For additional information, please contact the St. Charles County Division of Planning and Zoning at (636) 949-7335.
Annual Assessment The annual subdivision assessment is $100 and is billed through a third party vendor/management company. Payments will no longer be accepted or accounted for by the trustees. The third party company will be responsible for all contact in reference to billing, remittance, collection and liens. Residents should no longer contact trustees regarding the payments.
Garages should be maintained to house the number of vehicles owned to its fullest extent possible. Homeowners are asked to help keep cars from being parked on the street.
Traffic, Safety, and Property Damage The board has received reports of traffic and safety issues related to the public streets within our community. Property damage has also been reported in the area. Please report all incidents to the Sheriff's Department at 949-3000 and the trustees. You may file a report over the phone. Ask for an in-house officer to file an incident or informational report.
Pets Residents are responsible and liable for any personal injury or property damage caused by their pets. All pets must be kept within an enclosure, an enclosed yard, or on a leash held by an individual capable of controlling the animal. Please see the St. Charles County Division of Humane Services for compliance under Section 205.032.
