HOT TIP: The Seller pays a commission to the Realtor whose is on the FOR SALE sign. That commission is, based on the selling price the agent gets for the seller. Now you see why it is in the best interest of a potential buyer to call a  Realtor of their own  who is not involved in this particular sale. This way the potential buyer has someone who is representing their best interests.

Remember a Realtor working with the buyer  does not  charge the buyer!

I found that I, with my limited high school education, absolutely did not need a realtor to buy and/or sell a house. IT'S NOT ROCKET SCIENCE!!

But if you decide (for some unknown reason) to go with an overpriced commissioned Realtor and throw your money away with both hands when you sell your house, then ALWAYS (AND I MEAN ALWAYS) BARGAIN FOR A LOWER COMMISSION!!!! (If they won't do it or if they stall, giving you excuses why it isn't a good idea....simply call a different Realtor!) There are MANY out there who will quickly do it.

If you are willing to invest a little time selling your own home it can be one of the highest hourly wages you will EVER make!

Realtors don't care which houses in particular they sell, as long as houses are sold. They will spread their resources and energy over as many houses as possible and let market forces do the rest. An owner-seller (YOU!) cares about selling her house.

Call a local lawyer who specializes in real estate. Make contact and tell him or her your plans. Usually first consultation is free. The attorney can guide you through the whole process.

You need an appraisal- Usually only about $200-400 for a professional one but a local real estate agent may give it to you for free.

Attend open houses and review recent property sales information at the Greene County Recorder's Office (INTERESTING AND FUN TO KNOW!!)



Try to sell in the Spring or Summer, if possible.

Spruce up your property. Eliminate all clutter and paint with neutral shades, buy potted plants for your porch, mow the yard twice a week if necessary and clean clean clean. (Have a picky friend give you an honest opinion.)


Have an open house (Sunday Afternoons are best...notice that is when realtors have them!)


For all of these to work, people need to be able to reach you. If you aren't home for most of the day make sure you have voice mail (or an answering machine) with a message that lets them know that you are the ones, indeed, who are selling your home. You should have a cell phone number listed, if at all possible, so they can reach you immediately.

Prepare for the realtors to start calling and bugging you...wanting to list your house. (They may need to be reminded that with the Federal Do Not Call List they can be heavily fined for this practice!)

They will tell you that they have the perfect buyer but be aware!!! If you sign a contract and the realtor doesn't provide this buyer afterall; you will have to pay him a fee, even if you later attract a buyer on your own!! While this is highly unethical, there are some who do engage in this practice!

Arrange visits at a time that is convenient for you. You don't want someone ringing the bell while you are relaxing in the tub. For safety, arrange to have a companion with you during house tours. (Notice wise female realtors always have a male companion when they show homes.)

Have a stack of purchase agreements (available from any title company or any office supply store) on hand in case anyone makes an offer.

When people visit, point out nice features that they might otherwise miss* but otherwise leave them alone; you want to give them the chance to mentally arrange their furniture in your living room. (*it is better to have it typed up on a nice brochure they can read so they can be sure to see those things while they are there!)

If someone asks if you will take a certain dollar amount you should always answer, "I'll consider any offer that I receive in writing" and hand them a purchase agreement to take.

Most potential buyers expect a counter offer. Many potential buyers appreciate not having a realtor as a go-between in the process to slow it all down. As with the original offer, the counteroffer should be made in writing.

The closing itself is generally handled by the title company or attorney anyway.


Homes you sell yourself can go much more smoothly than the houses you list with a broker.

A former broker says laymen can certainly sell their home without a realtor....don't let a realtor convince you otherwise. On a $150,000 home you will save yourself $9,000 commission (based on the 6% fee many charge.) But think of the things you can buy for the new house with that $9,000 you don't hand over to a Realtor!!!

When you go "for-sale-by-owner" some  brokers will try to convince you that buyers will discount the price because they know you aren't paying a commission. In reality, if you have a saleable house, you will get market value!

Realtors say that people who just put a FOR SALE sign in the yard are likely to fail. That is true...you do need to clean it up good and advertise so people know that it is for sale and have it open for people to see and to tell their friends.

You can hire a retired real estate agent on a consulting basis. This can cost as little as $200 and is invaluable!

The benefits of owner selling are not just financial. An advantage of FSBO is that it promotes self-sufficiency, and sidesteps those who would try to convince us we can't handle our own affairs.




REMEMBER: Buyers usually think dirty or cluttered houses are in need of repair, when all they often require is some thorough TLC.
