Officers of the Association shall be a President, a Vice President, a Second Vice President, a Secretary and a Treasurer, who shall at all times be members of the Board of Directors, and such other ex officio officers as the Board may from time to time by resolution create.

Election of officers shall take place at the first meeting of the Board of Directors following each Annual Meeting of the Members

Terms of Officers of this Association shall be elected annually by the Board and hold office for a term of one (1) year, unless he shall sooner resign or shall be removed or otherwise disqualified to serve.

Nominations for election to the Board of Directors shall be made from the floor at the Annual Meeting.

Election to the Board of Directors shall be by secret written ballot or show of hands of the Members present entitled to vote thereat. The persons receiving the largest number of votes shall be deemed elected. Cumulative voting shall not be permitted.

Duties of Officers
The President shall preside at all meetings of the Board of Directors and of the Members; see that orders and resolutions of the Board are carried out; sign all leases, mortgages, deeds and other written instruments in the name and behalf of the Association and cosign all checks and promissory notes.

The Vice President shall act in the place and stead of the President in the event of the President's absence, inability or refusal to act, and shall exercise and discharge such other duties as may be required of him by the Board.

The Second Vice President shall act in the place and stead of the Vice President in the event of the Vice President's absence, inability or refusal to act, and shall exercise and discharge such other duties as may be required of him by the Board.

The Secretary shall record the votes and keep the minutes of all meetings and proceedings of the Board and of the Members; keep the Corporate seal of the Association and fix it on all papers requiring said seals serve notice of meetings of the Board and of the Members; keep appropriate current records showing the Members of the Association, together with their addresses, and perform such other duties as are required by the board.

The Treasurer shall receive and deposit in appropriate bank accounts all monies of the Association and shall disburse such funds as directed by resolution of the Board of Directors; sign all checks of the Association; keep proper books of account; cause an annual audit of the Association's books to be made by the Audit Committee at the completion of each fiscal year; prepare an annual budget and a statement of income and expenditure to be presented at the Annual Meeting of the Members, and deliver a copy of each to the Members.

GARDEN CLUB
You know how much appearance will raise property values! We are now forming a Garden Club. Our purpose: To improve the landscaping in our community We will get together for some fun and frolic while accomplishing a much-needed makeover in our community. If anyone is interested in your garden club, Please contact the ACC committee at: carriagemill@cox.net You don't have to have a green thumb to join. If you have any interest on a continual or occasional basis, your help would be greatly appreciated.

ACC WORKING TO IMPROVE COMMUNITY
If anyone has any suggestion and or comments, we will gladly listen to them. It is possible that we may overlook a much-needed improvement in our community. If you have suggestions, please take the time to let us know what they are. We look forward to working with you and assisting you with anything that our committee handles.

HOME VALUES ARE UP!
We are very excited to see that the values of our homes are steadily increasing. They are being marketed into the $130's. This is wonderful for the long timers. They are now finally seeing the equity that they deserve!!! To maintain this level and increase market value of all our homes, we need to keep our community looking nice. Here are a few suggestions:

  • Pick up loose debris around your home
  • Fix peeling paint
  • Keep your yard/driveway free of clutter
  • Keep your trash cans out of sight
  • Install seasonal flowers and plants if lacking

A few things make a big difference. Keep our neighborhood a desirable community to live in. Your efforts are greatly appreciated.

Dear Auntie ACC
Who has responsibility for maintaining the backyard fences???

Dear concerned homeowner,
Each 6 x 8 fence section has one or more horizontal supports. If that section is facing inside your yard, it is your responsibility to maintain. If you and your neighbor agree, it is possible to share the costs of repair/replacement of fencing section.
Are we allowed to park in front of the mailbox???

An excellent question
The USPS will not deliver our mail if there is not clear access to the mailbox. Keep in mind also, many homeowners stop their cars at the mailbox to pick up their mail. Therefore, keeping this space open for the postman and residents would be most courteous.


COLOR CHANGES…
We are now in the process of updating the exterior house colors for our community!!! Yes, it is too cold to paint now. We should have them formally selected after the New Year and published for the Annual Meeting 2/23. Keep in mind; each town home has one of three selections of color already assigned to each home.

HAPPENINGS?
There is now a functioning, resourceful, helpful Architectural Control Committee. Members of this committee have quietly walked through the area observing how well members are maintaining their property. They continually analyze problems and formulate solutions. You'll probably see neighbors out painting, repairing and generally sprucing up appearances. If it has been a while since you checked how your last paint job has weathered, or if you forgot that rotten board you meant to replace, then you may find a reminder in your mail from the ACC. The ACC investigates complaints about property maintenance and acts to enforce regulations when necessary. They also appreciate suggestions from members about how to make our community better.

We are looking for more members to participate in the Assn. We need help in the Garden Club, Marketing, Development, etc. Active participation helps promote pride in our community.
