DEED POLL 15 Nov 1707 HENRY MORRIS, city and county Philadelphia, fishmonger, brother and heir of JOSHUA MORRIS, late of same place, deceased, to JOSHUA CARPENTER, Phila., merchant. 70 pds. WILLIAM POWELL, on 2 Sep 1686, granted to said JOSHUA MORRIS a tract in county of Philadelphia, beginning at a post standing in a valley by Edge Hill, adjoins ISRAEL HOBBS; contains 200 acres, being part of said WILLIAM POWELL's purchase of 500 acres ((Book E 1 vol. 5 p. 416)) Said JOSHUA MORRIS, on 18 Nov 1686, granted to said WILLIAM POWELL said 200 acres upon condition that if said JOSHUA MORRIS, upon 2nd Sep 1688 should pay to said WILLIAM POWELL 6 pds, then said sale should be void. And said WILLIAM POWELL, by assignment dated 27 Nov 1697 (endorsed on last recited deed of mortgage) granted to JOSHUA CARPENTER of Philadelphia, merchant, said 200 acres. How Dav: Harry derives his title:
Thos Farmer to Dav: Harry for 1250 acres acknowled in Court this deed recites that Jasper Farmer Junr bought 5000 acres in the name of his father Major Jasper Farmer, his brother Rich & himself, whereupon Wm Penn by his War. Granted for Major Jasper Farmer & his two sons Richd & Jasper this 5000 acres on Record Book as pa: 3 that thereby moiety thereof properly belong to Major Farmer & 1/4 to each son, that the same was by mutual consent of parties accordingly divided by the Surveyor Genl that Major Jasper Farmer before it could be divided made his will & left his estate between his wife, Mary & Edw their son & died. That after said Mary was infer'd upon the moiety of purchase & Richd ----- of Thomas Webb who had ---- of Richd: that Jasper Farmer Junr died intestate that thereupon his land & estates by the law of this Prov. Were thus to be dispos'd of Viz 1/3 personal est to his wife Katharin, 1/3 of his lands to her for her life, the remainder with other 2/3 to his children Viz: Thomas, Eliza & Katharin that said Katharin adm upon her husbands estate & undertook the tuition of the children then minors & did with Mary Farmer with consent of these to agreement of her husband & on their lifetime, make division of 5000 acres whereupon the Westmost 1/4 1250 acres fell to Jasper Farmer Junr & thereupon: Katharin deed me all of 1250 acres in sevrally after the made some settlements of her husband estate upon his & her children she intermarried with Christopher Billop & then obtained a distinct nat: that Katharin afterward died without issue between her and Billop whereupon said 1250 acres descended to Thos Farmer as only son & heir of his Father Jasper Farmer as also of his mother Katharin and now forasmuch Tho hath secured his siter Katharin's portion his other sister Eliza being dead therfore by this deed he grant said 1250 acres to Dav: Harry

Whereas there is a certain tract of land in the County of Philadelphia beginning at a corner block standing by the Schuykill thence north east by a line of trees 229' to a corner post from thence SW by Wm Markham's land 760' to a cornerpost standing by the aforementioned Schuykill from thence up the several courses thereof to the place of beginning Const. & laid out for 1250 acres of land granted by virtue of a War. From these Com.: dated the 7th day of the 12th month 1689 and laid upon by the Surveyor Genl order these day of the Mo Year unto Katharin late Farmer now Billop Relict & Executrix of Jasper Farmer decd being part & parcell of 5000 acres land formerly laid out unto Major Jasper Farmer & sons and the said Katharin Farmer now Billop Relict & Excutrix did request us to confirm the same by Pas.: know Ye that by virtue of the Commissions we have given, granted & confirmed and by these agents do for these & Wm Penn and his heirs do give, grant & confirm to the said Katharin Farmer now Billop Relict & Excutirx as her heirs & assigns for ever to be holden of the proprietary & his heirs as of the manor of Springsburg in the Co aforesaid in free of common ----- fealty & only the sealing Improv: I the same accord to
regulation yield & having therefore to the Prop. & his heirs at and upon the first day of the first month in every year at the Town of Philadelphia one

To all People before whom these presents shall come Know Ye that Henry Marjoram of the County of Bucks and province of Pennsylvania Yeoman for and in consideration of the sum of forty two pounds ten shillings current silver money of the aforesaid Province to him in hand paid by Henry Baker of the aforesaid County and Province Yeoman the receipt whereof the said Henry Marjoram doth hereby acknowledge and thereof doth acquit and discharge the said Henry Baker his heirs executors and administrators forever by these presents hath given granted aliened bargained sold enfeofed and confirmed and by these presents doth fully freely clearly and absolutely give grant alien bargain sell enfeof and confirm unto the said Henry Baker a certain tract of land containing and laid out for two hundred and fifty acres and is situate in the said County of Bucks ~~ Beginning at a corner tree standing by Delaware River thence running West seven degrees Northerly six hundred eighty four perches by a line of Marked trees (on the side of a highway which was laid out at the first survey of the said land) to a corner tree thence by a line of marked trees North forty two perches to a corner tree thence East two degrees thirty minutes Northerly five hundred ninety two perches to a corner tree standing by the said River Delaware thence down the several courses of the said River to the first mentioned corner tree which
said land the said Henry Marjoram lately had and purchased to him his heirs and assigns forever of and from Richard Hough of the aforesaid County and Province Yeoman by his deed bearing date under his hand and seal the first day of the fourth month 1688 and all the estate right title interest use possession claim and demand whatsoever of him the said Henry Marjoram of in and to the same with the reversion and reversions remainder and remainders rents issues and profits thereof and all deeds evidences and writing which do concern the said premises alone To Have and To Hold the said two hundred and fifty acres of land and premises with the appurtenances unto the said Henry Baker his heirs and assigns forever to the only use and behoofe of the said Henry Baker his heirs and assigns forever Under the yearly rents
due or to become due to the Chief Lord or Lords of the Soyle of the said land and premises and the said Henry Marjoram and his heirs the said two hundred and fifty acres of land and premises with the appurtenances unto the said Henry Baker and his heirs against him the said Henry Marjoram and his heirs shall and will warrant and by these presents forever defend And also that he the said Henry Marjoram his heirs and assigns shal and will at any time within the space of seven years now next ensueing at the request costs and charges of him the said Henry Baker his heirs and assigns make do and execute or cause or procure to be made done and executed all such further and other act and acts thing and things conveyances and assurances in the law whatsoever for the further assuring and conveying of the said land and premises unto the said Henry Baker his heirs and assigns as by
his and their counsel learned in the law shall be lawfully and reasonably devised advised and required so as the persons so requested be not compelled or compellable for the doing thereof to travel above ten English Miles from their respective habitations at the time of such request made nor enter into any further covenant or warranty for his or their heirs but against heir own respective act and acts and against the acts of their respective heirs. To all people before whom these presents shall come know ye that Henry Baker of the county of Bucks & province of Pennsylvania yeoman for and in consideration of the sum of one hundred and forty pounds current silver money of the aforesaid province to him in hand paid by William Biles of the aforesaid county & province yeoman the receipt whereof the said Henry Baker does hereby acknowledge and thereof doth acquit and discharge the said William Biles his heirs executors administrators and assigns by these presents forever he the said Henry Baker hath given granted aliened bargained sold enfeoffed and confirmed and by these presents doth clearly and absolutely give grant alien bargain sell enfeoff and confirm unto the said William Biles his heirs and assigns two several pieces of land The one beginning at a white oak standing by a meadow side in the corner of Richard Lundys land thence south south east one hunndred twenty eight perches to a corner tree thence south west and by south sixty perches to a corner tree thence west along Randall Balckshaws old line one hundred and thirty perches to a corner tree thence north north west two degrees northerly one hundred & twenty six perches to a chestnut tree standing by the meadow thence northeast and by east eighty four perches to the first mentioned corner line Containing and laid out for one hundred acres of land lying and being in the county of Bucks aforesaid which sd land John Smith did purchase from Randall Blackshaw aforsd Being part and parcel of the fifteen hundred acres of land he the said Randal purchased from James Harrison and was confirmed by indenture of lease and release dated the 30th day of the sixth month and the first day of the seventh month one thousand six

aforesaid John Smith & his heirs by a deed dated the twentieth day of June on thousand six hundred ninety three for the consideration therein mentioned As also the said Rowland by the said deed did grant ten acres more land not as yet taken up or laid out & all the estate right title intrest use posession propertie claim & demand whatsoever of in and to the aforementioned land and premises he the said John Smith did grant bargain and sell unto the said Henry Baker and did confirm the same to the said Henry Baker in Fee by deed poll duly executed under his hand and seal for the considerations therein mentioned which deed bears date the fifteenth day of the first month one thousand and six hundred ninety six and all the estate right title interest use posession propertie claim and demand whatsoever of him the said Henry Baker of in and to the said one hundred acres of land and the said one hundred and ninety acres as above mentioned and the said ten acres as yet unsurveyed or untaken up Together with all the messuages tenements houses barns buildings orchards gardens meadows or meadow land ways waters privileges improvements and all other appurtenances & advantages to the said land and premises premises hereby granted belonging or in any wise appertaining with the reversions remainders rents issues and profits thereof and of every part and parcel thereof and all deeds patents writings or other evidences which do concern the said premises alone To have and to hold the said three hundred acres of land and premises with the
appurtenances and every part and parcel of the same to hi the said William Biles his heirs and assigns to the only use and behoof him the said William Biles his heirs and assigns forever under the yearly rents due or to become due to the proprietarie aforesaid his heirs or successors And the said Henry Baker for himself his heirs executors & administrators doth covenant promise grant and agree to with the said William Biles his heirs and assigns by these presents that he shall and may be lawful to and for the said William Biles his heirs and assigns at all times forever hereafter to have hold occupy posses and enjoy the above __________ granted ________ and every part and parcel of the same without the lawful _____ trouble eviction ejection molestation or disturbance of him the said Henry Baker his heirs executors and administrators or any of them And that the said Henry

Samuel Burges of the County of Bucks and Province of Pennsylvania husbandman for the consideration of six shillings current money of the Province aforesaid to him in hand paid by Thomas Janney, William Biles Richard Hough and Joshua Hoopes all of the aforesaid County and Province Yeoman the receipt whereof the said Samuel Burges doth hereby acknowledge and himself therewith fully satisfied contented and paid hath given granted aliened bargained sold enfeoffed and confirmed and by these presents doth absolutely give grant bargain sell enfeoff and confirm unto the said Thomas Janney William Biles Richard Hough and Joshua Hoopes their heirs and assigns a certain piece or parcel of land Situate lying and being in the County of Bucks aforesaid Beginning at a corner marked black oak standing by the road side that leads from the Falls of Delaware towards Southampton from thence South and by East along the said road side thirty two perches thence East and by North thirty perches thence North and by West thirty two perches thence West and by South thirty perches to the first mentioned corner tree being the place of Beginning Containing and laid out for six acres of land. Being part of a tract of land granted and confirmed to the aforesaid Samuel Burges his heirs and assigns by a Deed from John Rowland and Thomas Rowland both of the aforesaid County Yeoman bearing date the first day of the tenth month 1685 and recorded in the Rolls office the tenth day of the twelfth Month of the said year in Book A Vol. 1 page 10-11 To Have and o Hold the said six acres of land and premises with the improvements and appurtenances and every part and parcel of the same to them the said Thomas Janney William Biles Richard Hough and Joshua Hoopes their heirs and assigns forever to the only use and behoof of them the said Thomas Janney William Biles Richard Hough and Joshua Hoopes their heirs and assigns forever under the yearly Quit rent of one grain of Indian corn to the said Samuel Burges his heirs or assigns if by them
lawfully demanded And the said Samuel Burges doth covenant and grant for himself and his heirs that they the said land and premises unto them the said Thomas Janney William Biles Richard Hough and Joshua Hoopes and their heirs against the said Samuel Burges and his heirs shall and will warrant and by these presents forever defend.

Know all men by these Presents that we James Moone of the County of Bucks in the Province of Pennsylvania Plantor and James Hill of Burlington in West Jersey Yeoman do owe and acknowledge ourselves to be indebted unto Phineas Pemberton and Randolph Blackshaw of the said County of Bucks in the sum of one hundred pounds of lawful money of said Province for payment whereof will and truly to be made we bind ourselves and either of us jointly and severally our heirs executors and assigns firmly by these presents As witness our hands and seals this twelfth day of the Ninth Month and fourth year of the Kings Reign over England etc. and eight of the Proprietarys Government Anno Domini 1688.
The condition of this obligation is such that if the above bounden James Moon and James Hill they or either of their heirs executors or assigns procure and cause good assurance to be made unto Joan Moon wife of the said James Moon one hundred twenty five acres of land with improvements on the same during her natural life when James the son of ye said James Moon shall come unto the age of twenty one years which said tract of land being sold to the said James Moon the elder and James the younger as joint purchaser by the abovesaid James Hill lying and being in the abovesaid County of Bucks and butting and bounding as is expressed in one deed or Conveyance from the said James Hill to the said James Moon the elder and James the younger as may more fully appear reference thereunto being had the deed bearing date ye day after these presents then this obligation to be void or else to stand and be in full force power & virtue.

To Have and To Hold the said two hundred twenty and two acres of land and the said twenty six acres of meadow land and premisses with the appurtenances and improvements thereon and every part and parcel of the same to the said Job Bunting his heirs and assigns to the only use and behoof of the said Job Bunting his heirs and assigns forever At or under the quit rents due or to become due to the Chief Lord of the soil of the said land and premises And the said Henry Baker doth covenant promise and grant for himself and his heirs that they the said two hundred forty eight acres of land and premises to him the said Job Bunting and his heirs and against all other persons claiming and to claim by from or under him them or any of them or by his or their or any of their means privity procurement or consent shall and will warrant and by these presents forever defend And that the said Henry Baker hath not done acted nor suffered any act matter cause or thing whatsoever whereby the said granted premises or any part thereof is or can shall or may be by any means lawfully impeached In witness whereof the said hath hereunto put his hand and seal the eighth day of the

This Indenture Made the first day of the Tenth Month 1685 being the first year of King James the Second his reign over England etc and the fifth year of the Proprietarys Government Between John Rowland and Thomas Rowland his brother both of the County of Bucks in the Province of Pennsylvania of the one party and Samuel Burgess of the said County and Province on the other part Witnesseth that the said John and Thomas Rowland for and in consideration of Ten pounds fifteen shillings the receipt whereof is hereby acknowledged where with the said John and Thomas Rowland acknowledgeth themselves fully satisfied and contented and thereof clearly acquiteteth and
dischargeth the said Samuel Burges his heirs executors and administrators they the said Jon and Thomas Rowland hath granted bargained and sold and by these presents doth grant bargain and sell unto the said Samuel Burges his heirs and assigns A certain tract of land lying in the County of Bucks as aforesaid now in the occupancy of the said Samuel Burgess being bounded on the Northerly side with land of James Hill on the Easterly side with the great Timber Swamp on the Southerly side with piece of vacant land and the land of Randle Blackshaw being two hundred acres or there abouts Which said tract of land was part of a parcel of land granted and confirmed by James Claypoole and Robert Turner Commissioners for granting of lands within the Province aforesaid by William Penn Proprietary and Governor of the said Province unto the said John and Thomas Rowland and their heirs by these Letters Patents dated the thirteenth day of the Seventh Month one thousand six hundred and eighty five and all the estate right title interest and property of them the said John and Thomas Rowland of in and to the said tract of land To Have and To Hold the said two hundred acres or there abouts with their appurtenances unto the said Samuel Burges his heirs and assigns forever to the only use and behoof of the said Samuel Burges his heirs and assigns forever Yielding and paying to the said John and Thomas Rowland their heirs or assigns at or upon the first day of the first Month in every year two English Silver shillings or the value thereof in corn current.

To all people before whom these presents shall come whereas there is a certain tract of land situate lying and being in the county of Bucks and Province of Pennsylvania Beginning at a corner post of William Duncans land thence west by the same four hundred and sixty perches thence north fifty two perches thence east by Gilbert Wheelers land three hundred & sixty perches thence north sixty three degrees easterly one hundred perches thence south ninety-two perches to the place of beginning Containing one hundred & fifty five acres of land and was granted by a warrant from Hie Commissioners of William Penn proprietarie and Governor bearing date the 11th day of February 1692/3 and laid out by the Surveyor Generals order the thirteenth day of the said month and year unto John Webster of the aforesaid county and province husbandman and confirmed by patent from the Commissioners aforesaid dated the twenty-fourth day of March in the aforesaid year 1692/3 unto th aforesaid John Webster Now Know Yee that for and in consideration of the sum of thirty pounds current silver money of the aforesaid province in hand paid and secured to be paid and other valuable causes and considerations to him to be done and performed by Samuel Burgess Junior of the aforesaid county and province laborer he the said John Webster hath given granted aliened bargained sole enfeoffed and confirmed and by these presents doth fully freely and absolutely give grant alien bargain sell enfeoff and confirm unto him the said Samuel Burgess his heirs and assigns all the before mentioned tract of land except the houseing half of the clear land - some what more than half the orchard and the land on that side of the clear land that lyeth between the aforesaid Duncans land and the Kings road that leads from the Falls to Southampton and pasturage and feeding for his cattle and liberty of getting for his own use to be used upon the premises free wood fence wood and building timber in any part of the said lands with free egress and iegress in to and out of any part of the said lands except such part as the said Samuel Burgess shall find cleare and improve and hereby to him granted and all the estate right title interest use posession propertie claim and demand whatsoever of him the said John Webster of in and to use said land be it more or less except as before excepted with the reversions and reversions rents issues and profits thereof To have and to hold the before mentioned tract of land and premises with the appurtenances be it more or less except as before excepted to him the said Samuel Burgess his heirs and assigns forever Under the yearly quit rents due and to become due to the said proprietarie and his heirs and successors And these presents further witnesseth that the said John Webster for the causes and considerations before expressed by these presents doth give grant alien bargain sell enfeoff and confirm unto the said Samuel Burgess his heirs and assigns all that land with those privileges and advantages before excepted viz: the housing half the clear lands the orcharding and the land that lyeth between Duncans lands and the roads and the pasturage and fencing and the fire wood fence wood and timber as aforesaid to be held and enjoyed with the premises and appurtenances and at the rents profits improvements and advantages made or thereon to be made to the only use and behoof of the said John Webster during his natural life and after the decease of the said John Webster and from thenceforth all the estate right title interest use posession property claim and demand whatsoever of the said John Webster his heirs executors administrators or assigns of in and to the said one hundred fifty five acres of land be it more or less with the premises and appurtenances and every part and parcel of the same together with the aforesaid patent and all other ___ings concerning the same from and after the decease of the said John Webster to him the said Samuel Burgess his heirs and assigns forever under the yearly rent then due or from thenceforth to become due to the said proprietarie his heirs and successors In witness whereof the said John Webster hath hereunto put his hand and seal the ninth day of the tenth month one thousand six hundred ninety six 1696.

This Indenture Made the four and twentieth day of the Third Month one thousand six hundred eighty nine being the fifth year of King James the Second his Reign over England etc and in the year of the Proprietarys Government Between Samuel Burges of the County of Bucks in the Province of Pennsylvania of the one part and Richard Lundy of the said County and Province aforesaid of the other part Whereas John Rowland and Thomas Rowland his brother both in the County of bucks in the said Province of Pennsylvania aforesaid by their Indenture of bargain and Sale bearing date the first day of the tenth Month in the year one thousand and six hundred eighty five in the second year of

Land Beginnings in Bucks County, Pennsylvania
Land was first fenced on the Delaware, under municipal regulations, in 1656, to protect the crops. Goats were to be guarded by a herder, under a penalty, or the owner to pay the damage done. Hogs were to be yoked, or killed by the soldiers.
Under the Swedish government no deeds were given for land unless granted by the queen, but the Dutch issued many deeds subsequent to 1656.
When the country was first settled land was plenty and cheap, and one could get a farm almost for the asking. Shortly after John Chapman's death, 1694, his widow traded 100 acres in Wrightstown to William Smith for an old gray mare. There is a tradition that William Penn offered his coachman, whose name is said to have been Moon, the half square on which Leatitia court is situated in Philadelphia, in lieu of a year's wages, £15, but he refused this, and accepted a tract of land in Bucks county.
As the country was settled up, and the inhabitants increased, land gradually appreciated in value. By 1700 improved land was generally sold by the acre, the nominal price being the value of 20 bushels of wheat, and continued with little variation for several years. When wheat was two shillings six-pence per bushel land was sold at 50 shillings per acre, equivalent to about $12.50, without allowing for the increased value of money. The price, however, depended on the price of wheat, and it fluctuated in a sliding scale. When wheat brought 33 cents land was $6.67, wheat 40 cents land $7, wheat 46 cents land was $9.33, wheat 56 cents land was $13.31, wheat $1 land was $20, and with wheat at $1.12 land sold for $26.62 an acre. As a rule rye sold for a shilling less per bushel, and Indian corn and buckwheat two shillings. At this era of low prices beef sold for 2-1/2 cents per pound, and pork for the same.
The books of Richard Mitchel, who kept store in Wrightstown from 1724 to 1735, give these prices, and wheat for the period ranged from three shillings to four shillings - 40-53 cents. The land being strong and new produced from 15-30 bushels of wheat to the acre. The crops failed in the summer of 1705, when wheat was under four shillings the bushel, 53 cents, and goods of all kinds very dear. This year money was so scarce that Penn asked the passage of an act making bonds assignable and current as money, and he wanted a "land bank" chartered. This was a season of trial to the settlers.
Logan writes to Penn on the 17th of May, that it had been the hardest winter, with the deepest snows known to the oldest settlers, and that the Delaware was still closed. There was great sickness especially among children, in the winter of 1705.
Previous to December 27, 1762, the government price of unseated land was fixed at £15. 10s. per 100 acres, about $40. From that time down to the commonwealth, in 1784, the price fluctuated from $24 to $41.33 per 100 acres. There was no fixed price in the manors or the Proprietary surveys, these being private property. For several years after the county was settled, warrants were issued on credit, and notes and bonds given for the purchase money. The land sold to immigrants by William Penn was charged with a quit-rent of one English shilling to every 100 acres, due him as lord of the soil, made payable at his manor-house, Pennsbury, the 1st day of March, yearly, where James Steele , held the office of receiver for many years. James Logan, who went to Bristol to receive the rents in 1705, complained that he went three times into one township to settle with the purchasers, but could not get more than one-half to come in, as they had no money, and were ashamed to appear.

CHANGES IN PRICES OF LAND ---
In such a growing city is was to be expected that the occasional changes in the value of lots and property would be very great.
To begin with Gabriel Thomas' account of 1698, he says, within the compass of twelve years that which might have been bought for 16 or 18 shillings, is now sold for 80 Pounds in ready silver, and some other lots, that might have been purchased for 3 Pounds, within the space of two years were sold for 100 Pounds a piece, and likewise some land that lies near the city, that sixteen years ago might have been purchased for 6 or 8 Pounds the hundred acres, cannot now be bought under 150 or 200 Pounds.
The ancient Mrs. Shoemaker, told me that her grandfather, James Lownes, was offered for 20 Pounds, the whole square from High street to Arch street, and from Front to Second street, by William Penn himself. He declined it, saying, how long shall I wait to see my money returned in profit.
The aged Owen Jones, Esq., informed me that he had heard at several times that William Penn offered his hired man, a coachman, &c., the whole of the square of ground included between Chestnut and Walnut, and Front and Second streets, in lieu of one year's wages --- probably of 15 Pounds.
Mr. Abel James, the father of the late Doctor James, used to tell him that one Moon, of Bucks county, a Friend, was the person above alluded to, and that he used to visit Mr. James' family, and told him he had chosen a moderate tract of land in Bucks county in preference to the above mentioned square.* [* I might mention, that I used to hear a tradition that Penn's coachman had been offered the square on which Laetitia court is located; as that was but half a square, it is the most probable story. And possibly the offer to Lownes was the same square also, and mistold in a lapse of years. The other squares were soon out of Penn's disposal, as belonging to purchasers and drawn by lot.]
The same Mr. Owen Jones said the greatest rise of city plots he had ever known, were the sales of proprietaries' city lots after the sales of their
estate. They did rise, in hundreds of instances, he said, to have ground rents at more than double the price of the first purchase.
He related to me what he heard from the grandson of the first or second Samuel Powell, that he bought the two whole squares included between Spruce and Pine streets, and Fifth and Seventh streets, for 50 Pounds each --- a rise of more than one thousand for one ! Even when he gave those prices he bought reluctantly, and at two or three several times --- for he afterwards, I believe,added, at the same terms, the square from Fourth to Third street.
This was originally the property of the "Free Society of Traders", and is certainly one evidence how ill they managed their interests for their eventual good. Powell, on the contrary, by holding on, realized a great fortune for his posterity from such slender occasion.
The aged Colonel Morris informed me that he heard old Tratnal say, that Governor Palmer offered him a great extent of Kensington lots, fronting on the river street, at six pence per foot ground rent forever.
Anthony Duche', a respectable Protestant refugee from France, ancestor of the well known Parson Duche', came with his wife over to Pennsylvania in the same ship with William Penn, who had borrowed a small sum of about 30 Pounds from him. After the arrival Penn offered him, in lieu of the return of the money, "a good bargain", as he said --- a square beween Third and Fourth streets, with only the exception of the burial ground occupied by Friends on Mulberry and Fourth streets, [It was first offered to Thomas Lloyd, whose wife was the first person interred there.] the proprietor observing that he knew the lot was cheap, but that he had a mind to favour him in return for his kindness. Mr. Duche' replied, "You are very good, Mr. Penn, and the offer might prove advantageous, but the money would suit me better". "Blockhead !" (rejoined the proprietor, provoked at his overlooking the intended benefit) "Well, well, thou shalt have thy money, but canst thou not see that this will be a very great city in a very short time?" "So I was paid", said Duche', who told this story, "and have ever since repented my own folly !" The above anecdoe was told by Charles Thomson, Esq., to Mrs. D. Logan, and to her brother, J.P. Norris, at different times, saying he had received it from the son of Duche".
During the whole time of the carrying trade in the Revolutionary war of France, our city and landed property near it constantly rose in value --- as men got rich in trade and desired to invest funds in buildings, &c. In this state of things, John Kearney contracted with Mr. Lyle to buy the estate called Hamilton's wharf and stores, near the Drawbridge, for $50,000. He gave $20,000 in part payment, built $11,000 additional buildings thereon, and after all, chose to forfeit the whole rather than pay the remaining $20,000 ! This was, indeed, an extraordinary case; but it shows the great reduction of value after the peace.
The same James Lyle, as agent, sold the Bush hill estate of two hundred acres to General Cadwallader and associates, for the laying out of a town.
They were to give a perpetual ground rent of nearly $100 daily --- say,$36,000 per annum, and after actually paying in $200,000 they surrendered back the whole !
