LOCATION and HISTORY

Built five years ago by About Time Builders, this 333 square metre home on a 4240 square metre section (1 acre) sits comfortably in the village of Te Pahu, 25 kilometres west of Hamilton City, New Zealand.

CONSTRUCTION and DESIGN

The house is built on a concrete floor with palliside cladding (Palliside is a low-maintenance pre-finished weatherboard system that provides the look of traditional timber weatherboards with natural shadow-lines and definition, but without the upkeep) and a long run denim blue colour steel roof.

The design is modelled on an American Barn Style, but this house is by no means a barn by any stretch of the imagination.

The house is heated by two Fujitsu heat pumps (installed in 2008) and a Metro wood burner. The design of the house allows for passive heating from the large upstairs roof cavities to heat the house during winter when the side ceiling doors are left open during the day.

Extensive aluminium joinery with tinted toughened glazing is installed throughout the house to maximise views and allow for indoor - outdoor flow through over size bi-fold doors.

All three down stairs double sized bedrooms have ranch sliders to the outside 90 square metre deck, built in double door wardrobes, and two with built in study desks and shelving.

Upstairs master bedroom has a huge walk in robe, generous ensuite including shower, wc and a very deep bath. It also has its own balcony, lounge, library and office upstairs.

Every bedroom and living area has hard wired phone jacks and we are also on Broadband.

The second bathroom has another bath and shower with a separate toilet next door. All wet areas are lined with high quality tiles on the floors and walls. Extractor fans are fitted in both bathrooms.

A purpose built movie and entertainment room is located downstairs and has a Marantz 5.1 DTS Pro-Logic Surround Sound systems installed. A Infocus data projector projects your latest DVD, VHS of one of nine TV channels onto a 2.8 metre x 2 metre screen.

The kitchen and dining area are open plan with a centre island housing a F&P stainless steel double dish drawer, Pure Water anti e-coli water filter and sink unit. The oven is wall mounted and the touch sensitive hob is glass topped and infra-red. A bench level extractor unit is vented outside.

There is plenty of room in the downstairs lounge with room for a 3/4 slate pool table along with lounge suites and an entertainment centre.

This home has been well thought out, dressed appropriately to a high standard and is modern and contemporary.

A double garage with internal access, automatic door and a built in laundry completes the design.

The landscaping has been designed to compliment the size and scale of the house.

Large decks; a purpose built play ground (including a flying fox) and child's playhouse; a board walk that leads down to the his and hers out door bath area; a blokes shed and extra storage for the life styler's jet ski (the ride on mower); the wood sheds; the chicken run and coup; the fruit trees, raised vegetable gardens; the olive grove, native plantings (established 4 years); the ample car parking and even room to ride the motor bikes and raise your pet lambs.

We have recently re-gravelled the drive way and parking area and are in the process of tiling the front entrance and patio area.

All in all so much to see and do outside, it's a wonder the children ever venture inside.

We have found a larger property with lots of potential to accommodate our large family and create another piece of paradise. We love the area, the sense of community, the school and most importantly the friends we have made.

We love this house but can't take it with us to our new promised land, so will take the good ideas and recreate them at our new place.
