We have over 10 years experience in buying, selling, building and taking care of property in Sri Lanka for foreign investors, so we can do the needful to realize your plans.

At the moment we have approx. 20 properties for sale at the south coast of Sri Lanka, mostly situated between Galle and Weligama. Properties include: Land, Houses, Guesthouses, Villas, Colonial houses (as in the picture), Hotels and Commercial property. We own seven properties ourselves and have deed copies of various other properties. Owners of other properties pay us a commission when their property is sold through us.

The properties we own:

  1. Guesthouse on the beach in Unawatuna, had no major damage from Tsunami, is fully running since March 2005, Land total 12,5 perches. Guesthouse has 10 standard and 3 luxerious rooms, small beach restaurant and internet cafe. Price main building 250.000 Euro, new building 100.000 Euro.

  2. Guesthouse on the beach in Midigama (188 perches land!): Heavily affected by Tsunami. Before Tsunami the guesthouse consisted of 18 rooms and a restaurant. Location is excellent overlooking the surf point. Price 500.000 Euro.

  3. Guesthouse in Ahangama: Affected by Tsunami. The land is 52 perches and has beach access. Has 2 buildings that need renovation. Price 120.000 Euro. 

  4. Land with house on beach in Talpe 1: Affected by Tsunami. Typical Sri Lankan house, in good condition. Structural not damaged. Has beach frontage. Land is 20 perches.  Price 85.000 Euro.

  5. Land with small two stories house on beach in Talpe 2: Not affected by Tsunami. Land is 5,5 perches. Price 35.000 Euro.

  6. Bare land on beach in Talpe: Previous house washed away by Tsunami. Foundation can be used to build a new house. Land is 37 perches. Price 95.000 Euro.

  7. Three acres land in Tissa, near Yala national park, with four bungalows that need to be completed. Facing the lake. Land is for 99 years lease. Price 100.000 Euro.

Owning Property in Sri Lanka:  

Since the laws are uncomplicated in Sri Lanka  with regards to foreigners owning land,  people have been buying here for many years. You can either buy a property, take 99 years lease or with local collaboration. As a foreigner, to have the property in your name, you have to pay 100% tax on the sales price of the property.

The Galle Area and Southern Sri Lanka:  

 

Galle is the southern port town of Sri Lanka, 122km from the capital Colombo and home to the 90 acre Dutch Galle Fort. The Fort is a UNESCO World Heritage Site and the only place in Sri Lanka to retain old world charm in its winding streets and Dutch and British architectural remains. Aside from the Fort, the south is famous for its coastal seafaring culture, abundant seafood,  white  beaches, diving, snorkeling and surfing, stilt fisherman at Weligama, gem and jewelry merchants, Elephant Polo, the antiques town of Ambalangoda and further a field the nature reserves of Yala, Uda Walawa and Bundala.
