The Rammas Street Crash?

Have you ever wondered, "What happened to Gondor's economy after the Third Age?" If Gondor had defeated Mordor, the land outside the city would have been safe for suburban development, and Gondor’s economy would be controlled from the Fields of the Pelennor or some other potentially fast-growing area. Surely the liberated men would have invested in Minas Tirith's expansion. Soon there would have been mass migrations south, depopulating rural regions such as the Riddermark and the Shire. Ultimately, inflation would rise so high that it would be impossible to live in these expensive areas, and when the bubble burst ("the Rammas Street Crash") it would leave thousands unemployed. Would this happen to Gondor? Or was this what happened to Mordor after Elessar conquered it? (Mabye we now know why Tolkien never wrote about this bleak history and chose not to finish the proposed sequel to Return of the King).
