the suburbs
A suburb is any town or neighborhood that is connected to a large city. In the 70's, the most popular type of suburb was the freeway suburb....a sprawling collection of single-family homes, apartments, schools, and shopping centers. They were located miles from the downtown area, and were connected to the city by freeways and interstate highways. In 1970, more people lived in suburbs than anywhere else, thanks to the phenomenal growth of the suburbs during the 60's.

The movement of Americans from cities to suburbs resulted in urban decay, and the movement of newly-affluent minorities to the suburbs created racial tension. White flight occurred when white families disliked the growing diversity of their previously all-white neighborhoods, and moved to towns that were further away from the city.





home styles
In the 70's, there was very little interest in reviving old architectural styles. Most new single-family homes were of the nondescript frame variety. The one-story ranch home was the most popular.

New single-family homes in 1975....
60 percent were 1 story,
26 percent were 2 story,
and 14 percent were split-level.

Between 1971 and 1975, the number of new homes with fireplaces increased by 18 percent, and the number of new homes with central air-conditioning increased by 12 percent. By the mid 70's, nearly half of all new homes had these features.

In new homes, 2-car garages outnumbered 1-car garages two to one.

Electric baseboard heating systems experienced a brief vogue during this decade. The number of new homes with electric heat increased by 17 percent, while the number of new homes with gas heat decreased by 20 percent.

In 1975, 66 percent of all new homes had 3 bedrooms and 2 bathrooms.

condominiums
A condominium, or co-op, is an apartment or townhouse that is owned by the occupant, rather than rented. In each building or complex, the units share a common area, which might include a swimming pool, clubhouse, parking lot, or playground. Bylaws, complaints, and dues are handled by the condo association.

Condos had their good and bad points. When apartment buildings converted to condos, renters who couldn't afford to buy their apartments were forced out. Between 1970 and 1974, the average price of a new single-family home increased by 50 percent. Many people were beginning to view condos as the answer to this problem.

In 1974, a one-bedroom apartment rented for $185 per month, and a two-bedroom apartment rented for $215 per month. According to the ad, this included a private balcony, heat and hot water, gas, wall-to-wall carpeting, air-conditioning, and a master TV antenna on the roof.


how times have changed!
In the 70's, ads for apartments were a bit less "politically correct" than they are today. In a 1974 newspaper, I saw two ads, one with the heading STUDIO APARTMENT FOR EMPLOYED PERSON and the other with the heading SPACIOUS APARTMENT FOR SINGLE LADY. Today, any classified ad worded in this manner would be accused of discrimination.
