Business Hits the Bottom

The indications in Singapore seem to show that things are getting a little better. Revenues in food & beverage outlets shows a slight improvement, indicating that more local Singaporeans and residents have started to spend more on dining and entertainment. This is perhaps a sign of more confidence in the economy.

However, hotel occupancies and room rates still remain low and in-bound business travels has yet to pick up in the same manner. I feel we have seen the worst and that, things will only start to get better, quicker in some areas than others. People are more optimistic for the future and in time, the stock markets will pick up to the levels before the foreign exchange fluctuations.

As we expect business to pick up gradually, we must prepare ourselves to aggressively approach this scenario and how to gain a larger share of the market when it picks up.

Round Table of Talent in North America

We started the first Round Table (RTT) meeting in Mauna Lani where 25 participants attended the 2-day session. The main theme discussed was on the Pan Pacific style of doing work. At the end of the two days, I was very happy to see 25 very enthusiastic associates who not only were ready and eager to start practising the Pan Pacific way but also share the philosophy with their colleagues. I would like to share with you a short excerpt from an e-mail to me from Charlene Goo, Director of Operations on some of the follow-up reactions to RTT:

"……..Mike Stevenson (Beach & Pool) who shared his RTT experiences with his fellow associates……that day, he and one of his colleagues were walking up to lunch and saw a Banquet associate unloading furniture and went over to help. The associate was so appreciative and overwhelmed with the unsolicited help. On Thursday morning, Mike spoke to another group of associates about his RTT experience and as he mentioned helping other areas such as laundry, Sheri from housekeeping brought over her fellow associates from the laundry to show them how they could help their fellow beach and pool colleagues…."

This is exactly what the Pan Pacific way of work is, how to help others without expecting anything in return other than the satisfaction of being able to assist another. Taking the initiative to ensure that guest and associate satisfaction is exceeded.

In San Francisco, 10 associates participated in the two-day session. The group showed much enthusiasm and excitement and was raring to take very positive and proactive steps to share their experiences with their fellow associates and practise the Pan Pacific way.

We met with a group comprising of 10 associates from Vancouver and 3 from Whistler for the Canadian RTT. The main difference for this session was that Whistler opened with practising the Pan Pacific way from the beginning. Whilst one team found it easier to understand and accept the philosophy, the other team would need a little more time and encouragement to embrace fully this way of work.

Overall, I am confident that we are on the right track but some hotels will take a little longer than others to understand and adapt but ultimately, everyone can see the value in doing business this way. I encourage everyone to adopt this mindset, for in this challenging environment, we must do everything possible to enhance our position over our competitors in our own market places.

Tokyu Associations of Asia Meeting

PPHR hosted a lunch for Mr. Shimizu, President of Tokyu Corporation and his wife in the corporate office when they visited Singapore to participate in the Tokyu Association meeting. It was a very casual lunch with discussions flowing freely.

Mr. Shimizu then spoke to the members of the Tokyu Association of Asia who had gathered for their annual meeting. His comments on the company's future direction and goals followed by a question and answer session were very refreshing and different. This is the first time that a Tokyu top manager had conducted such a session, reaffirming the open style of communication similar to what we practise.

Tokyu Associations in Asia and North America are made up of Tokyu Group companies operating in different companies and these associations' activities include community service and recreational functions. Being a member of this association, our hotels should participate in its activities as presents you with an opportunity to be involved in the community plus network with the other members.

Withdrawal from our hotel in Malacca

On May 14th 1999, the management contract with Westmount Leisure, the owner of the Malacca hotel ceased. It is a clear sign of the business difficulties that the region has experiences and at the same time, we felt that it was more beneficial for the owner to operate the hotel themselves.

This hotel was originally planned to have 250 rooms; however, the owner only completed 140 rooms. Our operations were planned to run a 250-room hotel, but because of the lack of business, we were not able to advise the owner to finish the balance of the 110 rooms.

Therefore, we judged that it was more beneficial for the owner to continue the management of the 140-room hotel themselves and without the Pan Pacific name, style of work and quality. Although it was a difficulty decision to make, we agreed to do it amicably. No associate was retrenched and most did elect to remain working for the hotel. This was a difficult business decision but it had to be made nonetheless.

Movement in Pan Pacific

It is with regret that we announce the resignation of John Malins, General Manager for The Pan Pacific Glenmarie who leaves at the end of May. John has been with Glenmarie for 2 1/2 years and has approached his work with a high level of commitment and practicality. We appreciate his dedicated efforts and contributions that John has made to the hotel and Pan Pacific and wish him the very best in his future endeavours.

Thank you.

Culture, Arts and tourism Minister Dato' Sri Sabbaruddin Chik said the price war that has seen operators slash prices to marginal profitability will only backfire on the hotel and tourism industry.

He said the scenario was not healthy for the hotel industry because the reduction does not benefit the tourists but the foreign travel agencies instead. On tourists' arrivals, Dato' Sabbaruddin said that there were 1.5 million visitors in the first quarter of this year compared with 961,000 for the corresponding period last year. Taiwan and Hong Kong were the only two countries that recorded a drop in visitors to Malaysia.

MTAC is a council which was set up by the ministry in August last year to address problems related to tourism industry in Malaysia. Members include Government agencies and non-governmental organizations.

TOKYU CORPORATION VIEWS

Tokyu Group Presidents Meeting

The annual Tokyu Group Presidents Meeting was held on the 16th of April 1999. The venue was as always at the Gotoh Art Museum’s Annex and 89 key executives from 57 companies and 9 foundations attended this meeting. Last year at this same meeting Mr. Shinobu Shimizu, President of Tokyu Corporation and chief representative of the Tokyu Group asked all the companies to submit their future vision and mission schedule together with the three years financial plan. This year Mr. Shimizu emphasized again on the importance of "Working Independently and in Collaboration" and then presented a new basic policy where by Tokyu Corporation takes the lead in "Exploitation of new business" with an environment friendly and customer satisfaction mindset.

Following are excerpts of Mr. Shimizu’s speech to the attendees.

The economic situation is still cloudy but after the economic counter-measures that have been launched one after another, it has put the brakes on business recession. Everybody think that we have hit the bottom and we can say that slowly but gradually we will be able to see light.

It is fortunate that we see signs of improvement in our economy but it is wrong to think that if the business condition gets better, the group will recover from difficult situations. We should not think that the reason why we are struggling is because of the economic crisis and if the economy gets better everything will go back to normal again.

During this difficult times there are companies who will be commended for their effort today. They have taken in the market needs and adapted to the difficult business conditions.

We must realize that it is now the "Turn point of an Era", same as the Meiji Restoration and World War II and should not rely on outdated experience and structures. Movement towards the market evaluating companies will make the distinction between winners and losers much clearer. Will Tokyu Group stay as a winner or will we be swept away? We are facing a big challenge.

In order to overcome this challenge and to secure our growth in the future, I would like to share my point of view. Firstly about "Independence", secondly "Group management by Tokyu Corporation".

To Achieve the Three Years Financial Plan

I would like to make "being financially independent", the minimum standard to be a member of our group. If the company cannot achieve the three years plan that it had submitted last year, we will ask them to take management responsibility and if necessary take actions to liquidate or reorganize the company. If the plan works, we will be able to improve drastically as a group. It is important for the management of the company to always evaluate the actual result against the three years plan and act accordingly. It is the management's duty to adapt to the economic environment and react against the changes. Change in the environment should not be a reason for not being able to achieve the plan.

From the year 2000, it will be compulsory to make a consolidated financial statement and we will be evaluated according to this consolidated statement. One company’s depression will lead to lowering the reputation of the whole group.

Group Management led by Tokyu Corporation

There are two parts to this; one is "reconsideration of financial support" and the other "exploring new business".

For the first part Tokyu Corporation will not support companies that have no reason of existing. We will not support companies just because they are part of the group if the company can not survive independently.

In order to become a strong group of companies, Tokyu Corporation will take the lead. We will identify the theme of the group. One of the themes is to make the home ground of our Tokyu Group "Shibuya" active. We are scheduled to complete two projects, which are the "SHIBUYA MARK CITY" and "Cerulean Tower" (I have mentioned in the previous IN TOUCH). Also in the year 2007, there will be a new subway coming into Shibuya and this will be a big opportunity for Tokyu Corporation to take the lead and for our group companies to re-identify there base in this town.

For "exploring new business" we are looking into new style of doing business. We have a new project scheduled to open next year, which is a new style of shopping center. Also we have started the "Time Share Resort" concept where people buy a unit of an apartment in a resort to use for one week in a year for 20 years.

Our role of Tokyu Corporation will change from "Supporting subsidiary financially to become independent" to "Leading the Group into the New Era". From now we will not call on companies who are not competitive in the market just because they belong to the group.
