JANUARY 1999 RESULTS

We have just analysed the results of all our hotels performance in the first month of 1999. Some of our hotels experienced up to 30% shortfall of projected revenues and profits. This is great cause for concern as this is only the first month of the year and it is not an encouraging start.

We must all review our focus and priorities, evaluate the shortfalls and identify ways on how to overcome them. The corporate team will work with individual hotels to address the issues, develop and implement actions in order to achieve the hotel's budget.

As an example, in Yokohama, a 90 days plan has been put into place where with corporate support, a team has been formed to target specific markets and organisations and work actively to drive incremental business. Mr Uetani from PPHR-Japan will work with four top executives of the hotel including the General Manager to drive more business into the hotel. This is in support of the hotel sales team who will continue to service and maintain their current accounts.

In Manila, Andrew MacBurnie and his team has created a new strategy with the assistance of Ron Drake, Corporate Director of Marketing and Sales. Previously, the target room rate was over US$100 with full Butler services and use of the Pacific Lounge. The new strategy offers three tiers similar to First Class, Business Class and Economy Class in airlines; Executive room for US$75, Superior Room for US$95 and Deluxe Room for US$115.

A US$75 room rate is easy to sell; however every member of the hotel team tries to up-sell to the next category for US$20 with value-added services. The focus should obviously be to sell more Superior and Deluxe rooms.

We want to create the strongest sales team for the hotel whereby additional activities to help generate revenue are undertaken by individuals out of the sales team. In addition, every time there is a corporate team member visits a hotel, time will be set aside for them to make sales calls jointly with the hotel sales associate. All of us must make every effort to also offer our guests the personal touch to make them feel at home.

DIPLOMA IN HOTEL MANAGEMENT PROGRAMME

I am proud to share with everyone that our hotel in Singapore, together with the Marina Mandarin and Mandarin Oriental Hotels in Marina Square will participate in the new Diploma in Hotel Management programme conducted by the Ngee Ann Polytechnic of Singapore for middle management associates.

This new course will offer an opportunity for associates who have not had the opportunity before to further their education and strive to achieve a Diploma. The basic educational requirement is 'O' levels (secondary school) passes. The programme is aimed at upgrading professional knowledge, skills and competencies of the participants to increase productivity, professionalism and mobility for career enhancement of the individuals.

This is a 3-year part-time programme where theory and practical classes are conducted within the three hotels with only one module where students are required to go to the campus. A total of 24 managerial staff from the three hotels with an average age of 35 from different operational departments will participate in the first phase. Classes will be held twice a week. After completion of the diploma programme, the participants will have the opportunity to pursue a professional degree programme or an advanced professional qualification.

Y2K CHECK

This is February and the Y2K timeline is 10 months away. Please ask yourself these very important questions: Does the hotel have a checklist of your Y2K actionable items? Are you on target for the actions, will they be accomplished by the necessary deadlines? If Yes, great. If not, then what are your next steps and what sort of assistance do you require.

Being Y2K compliant is very crucial and I would stress again that should there be any concerns or questions, please contact Craig Harada in the corporate office immediately.

WHISTLER

Congratulations to the team at The Pan Pacific Lodge Whistler who completed its first year of operations successfully and showed a profit. As a small hotel, Desmond and team had to tackle lots of challenges including recognition of the brand name, shortage of associates, off-season marketing etc. But I commend the team for showing great spirit to create and practise a multi-functional work culture. The team at The Pan Pacific Hotel Vancouver also gave valuable support. Well done to all.

Thank you.

Thank You to

The Associates of The Pan Pacific KLIA and Manila

We would like to express our sincere thanks for the very warm welcomes you extended to us at your beautiful properties. As well, we appreciate the time that so many associates spent introducing us to the new Pan Pacific Way.

It was most impressive to see how each hotel developed their individual concepts and how you are implementing Absolute Care. You have definitely taken guest service to a new level and we hope to be able to incorporate much of what we learned from you here at The Pan Pacific Vancouver and The Pan Pacific San Francisco. We may need some additional notes and look forward to keeping in touch with the new associates we met for that assistance.

Again, thank you for your kind hospitality…….we would love to return!

Warmest personal regards,

Susan Gomez Volker Ulrich

TOKYU CORPORATION VIEWS

History of Tokyu’s Overseas Hotels (Part Four)

International Restaurant Service

Until 1985 Japan Overseas Investment Corp (JOICO) operated the Japanese Restaurant Furusato in Hotel Sari Pacific Jakarta. When the contract between JOICO expired, THI thought that they could operate the Japanese Restaurant by themselves and incorporated International Restaurant Service (IRS) on March 14, 1985. The office was set up in Singapore with Mr. Matsui Ex-General Manager of Hotel Sari Pacific. Japanese restaurants were being planned in Singapore and Kuala Lumpur, and it was thought necessary to create a separate company to service the specialized field of Japanese food.

The business of this company were planning, designing, undertaking operation and management, consultation of restaurant, bar and disco and all related business. At first there was no limitation to Japanese restaurant, and in fact IRS serviced Hai Tien Lo Chinese Restaurant in Kuala Lumpur and Singapore in the beginning. These were the only exception and IRS has not tried any other operation than Japanese restaurant since then.

The name of the Japanese restaurant was named "Keyaki" and all the three restaurants in Jakarta, Singapore and Kuala Lumpur were named Keyaki accordingly. After a while, when Mr. Matsui retired, the office was moved from Singapore to Tokyo. Presently two more Keyaki in Bangkok and Glenmarie opened to make it five all together.

The members of the IRS team today are Mr. Masa Nakauchi ex-RM of Pan Pacific Yokohama, Ms. Kumiko Suzuki who used to work in Keyaki Kuala Lumpur and Ms. Junko Matsuo. Their objective is to look into the Keyaki operation in Jakarta, Singapore, Kuala Lumpur, Bangkok and Glenmarie.

Together with that they are seeking opportunities in Japan to work as restaurant consultant. Working together with the "Honorable Iron Chef" Mr. Ishinabe of the French restaurant "Queen Elizabeth" in Pan Pacific Hotel Yokohama, they are trying to expand this "Queen Elizabeth" brand not only inside a hotel but also in other commercial areas. By doing this they will once again go into to fields other than Japanese cuisine.

For your information the name "Iron Chef" came out from a Television program in Japan. The program is a battle between famous Japanese Chefs. There are three "Iron Chef" from different cuisine in the program and Mr. Ishinabe used to be the "Iron Chef" for the French cuisine. Each week a different challenger will battle with the "Iron Chef".
