1998 in review
The events that took place in 1998 showed that Pan Pacific Hotels and Resorts took the correct step a few years ago. In 1995 when business was booming in Asia, we made the decision to move our corporate office from Costa Mesa in the United States to Singapore. In the last three years since the move, we were able to establish our foundations here in Asia. This has enabled us to be strong enough to cope with the difficult business environment that we are currently experiencing.
This year, it was apparent that quality managers contribute greatly to growing the business by providing strong leadership and direction to their teams. In an environment where business is booming, it is easy for almost anyone to successfully manage a business. But it is during turbulent times like what is happening in Asia right now that we can see who are the persons capable and able to not only survive but thrive under turbulent times. We must pick the best and most capable people to join our teams if we want to achieve success as a company.
In 1997 and 1998, we opened 6 new hotels in Yokohama, Whistler, Malacca, Kota Kinabalu, Manila and at the new KL International Airport. Financially, these hotels could not contribute towards achieving any profit as we had hoped and expected. However, these new openings gave us the opportunity to implement a new style of doing business, initiate new promotional activities and create greater public awareness of Pan Pacific. Besides creating excitement for our hotels and for the brand, we were also establishing the Pan Pacific style of hotel operation.
We must hire the best by attitude and mind set; educate all associates to be independent business persons; make every associate part of one unit, the Pan Pacific team. Without the new hotel openings, it would have been more difficult to create and implement the new Pan Pacific style. As such, we were able to implement the concepts of Absolute care, the full butler service in our hotel in Manila and embark on partnerships with well-known Chefs and restaurants as we did in Yokohama.
We are fully aware that the success of the new Pan Pacific concepts depends very much on the people in charge. E.J.MacEwan and his team in Dhaka show their dedication in moving towards this direction, creating much energy and excitement amongst their team of associates. In the Keyaki Restaurant in Bangkok, Tomiyama-san and his entire team have worked hard to achieve their goal of being the No. 1 Japanese restaurant in Bangkok, and they have succeeded. In Singapore, Kenny and the team in the Atrium Lounge are truly on the way towards operating as an Independent Business Unit (IBU) whereas in KLIA, George Hayashi and his team have enthusiastically embarked on making the Pacific Market work in the true Pan Pacific way.
There are many more associates in our company who are eager and ready to embark on these new concepts and make them a reality. All it takes is a lot of hard work, dedication and commitment from all of us to
AJust do it@. I am confident that we will be able to successfully implement this style of operations in all our hotels, some have already started and we will be guiding others as we move along together.1998 was a year for change and in some areas, we were successful in adapting to these changes, in others we were not flexible enough. However, we have achieved much in this past year and we fully realise that 1999 will provide more challenges and opportunities before the next millennium rolls in. We must prepare ourselves to face these challenges and work towards success in all that we do.
I encourage all of you to look up and face the new year with enthusiasm and a positive attitude, and together we can succeed.
MOVEMENTS IN THE PAN PACIFIC FAMILY
We recently said Goodbye to Thomas Mueller, our ex-General Manager in Kota Kinabalu who has moved on to pursue his personal goals. Thomas has been a member of our team since February 1994 when he joined us as the General Manager of our hotel in Johor Bahru. I would like to thank Thomas for his invaluable contribution towards Pan Pacific and wish him well in his future endeavours.
Taking over from Thomas is Marc Hamel, the new General Manager in The Pan Pacific Sutera Kota Kinabalu. Marc has 38 years experience in the hospitality industry and has worked for many major international hotel companies including Hyatt, Westin and Inter-Continental. I would like to bid Marc a warm welcome and wish him all the best in his new appointment.
In closing, I would like to wish all of you: our associates in Pan Pacific Hotels and Resorts, members of our owning companies and our business partners a very Happy New Year and that 1999 will be a more exciting and fruitful year for all of you, both in your working and personal lives. Thank you for all your commitment and contribution to Pan Pacific and I look forward to working with all of you in 1999.
Thank you.

HOTEL SPOTLIGHT
THE PUTERI PAN PACIFIC HOTEL
This past year has been among the most challenging in the hotel's history. In the face of an economic crisis, with occupancy being erratic and rates nosediving to an all time low, it has been one of our priorities to keep our associates optimistic and motivated in these tough times.
Probably the most exciting and innovative of these is the 'Timeshare' programme where every associate is given 'ownership' of one guestroom. The associate will be responsible for checking the room on a regular basis throughout the year and ensuring that the relevant departments are doing what is necessary to keep the room up to mark. Then once a year, the associate is rewarded with his timeshare benefits where he can bring his family for a stay in the guestroom that he 'owns'. This programme will excite our associates and will ensure that each and every one of our guestrooms gets personal attention.
The 'Reach For The Stars' programme which will be launched soon, is designed to enhance the hotel's service image, to promote team spirit amongst associates, to recognise and reward associates for outstanding effort and service to guests and fellow associates, and also to encourage team leaders to always be on the lookout for associates who give outstanding service.
Associates who perform outstandingly by going above and beyond the call of duty will be immediately acknowledged with a special card. Others who qualify include those who actively promote team spirit and who are committed to quality. Each card is valued at 1 point and can be accumulated for redemption of gifts.
An Associates' Appreciation Day was organised recently in appreciation of the associates' dedication and effort. Steering Committee and Board Of Operations members cooked up a feast for the associates. The menu included Rojak Asma, Prawn Sambal, Devilled Chicken Curry, Yong Tau Fu, Roti John, Ais Kacang, and Waffles With Ice-Cream. Associates were ushered into the 'restaurant', seated, their orders taken and the food served, just like in a restaurant. While they dined, entertainment was provided from a karaoke corner at lunch, while at dinner the band from the Lobby Lounge performed for an hour. The associates had a good time and said that this was the best Associates' Appreciation Day.
Another Associate Care project was the Family Day which was held at the Hutan Bandar Recreational Park. A full day of fun activities had associates and their families having a whale of a time. What's more, we welcomed 80 orphans from the Darul Hanan home into the Puteri Pan Pacific family for the day as well. The families enjoyed themselves with outdoor games, a children's colouring competition, a children's fancy dress competition and of course, lots of delicious food and fantastic company!
In an effort to spring-clean the hotel and at the same time leading by example, the steering committee and department heads have literally been going down on their hands and knees to clean the hotel. Once a week, together with Lyndall De Marco, they clean kitchens and restaurants; digging under cupboards, cleaning stoves, washing walls and mopping floors. The result - a hotel that is almost sparkling once again!

Currently, there are 25 scheduled flights, which uses the Boeing 737, operating out of the airport and most of the times, the flights are full. The passenger loading factor of the 3 major airlines operating out of the airport in Subang - Malaysia Airlines, AirAsia and Pelangi Air - averages 90%. About 6,000 passengers board planes to other destinations in the country from the SAAS airport each day, an increase of 5,000 passengers since MAS resumed a total of 17 domestic flights on October 25th. The major reason for the popularity of the airport in Subang compared to KLIA is its distance from the city.
Tourist arrivals in Peninsular Malaysia dropped 21 per cent in the first six months of this year, attributed both to internal & external factors, with February recording the biggest month-on-month drop with arivals down by 79.9 per cent. The Ministry of Culture, Arts & Tourism noted that with the exception of the UK, US and West Asian countries, the number of tourists from other nations was lower during the period. Misguided information by the foreign media also contributed to the drop in tourist arrivals.
However, promotional efforts will still go on - during the Asian Games in Bangkok & at the WTM '99 executive council meeting scheduled next year in Malaysia. This will serve as another platform to enhance the country's position in the international tourism industry.

TOKYU CORPORATION VIEWS
History of Tokyu's Overseas Hotels (Part Three)
Emerald Management Company
Last month we stopped where THI Hawaii changed its name to EHC (Emerald Hotels Corporation). That was in 1981 and it was incorporated as the subsidiary of THI. THI had the management contract of Hawaiian Regent Hotel, which was terminated in December 1983. EHC being the holding company of Hawaiian Regent hotel dissolved when it sold the hotel. But in order to take over the management agreements (Mauna Lani and Anaheim) of EHC another company by the name of Emerald Management Company (EMC) was incorporated. From then it was a general understanding that properties located east of the International Date Line were to be undertaken by EMC and those located west of IDL were by THI.
The Name "Pan Pacific"
Before when THC (Tokyu Hotel Chain) was in charge of the overseas hotels all the properties had "Tokyu" in their names. For example, "Guam Tokyu Hotel" and "Seoul Tokyu Hotel". In June 1974 the management of Seoul Tokyu Hotel received an advice from the government of Republic of Korea that there had been nationalistic sentiments among Korean people against foreign (especially Japanese) investment, therefore they advised that the word "Tokyu" be changed to HANGLE word in order to alleviate these sentiments.
Seoul Tokyu Hotel management asked the THI Board's approval to follow this advice and change the logo. "The Pearl of Seoul" was their suggestion. THI Board consented to this and even decided that, on this occasion we would change the name of other project to "The Pearl of (Name of location)".
Korean people were not impressed by this name neither did the staff of THI support the name. THI undertook naming exercise but there was no overwhelming candidate when Chairman Gotoh finally picked up the words of "Pan Pacific" which went well with the concept of the Pacific Rim that Tokyu was advocating. This name was approved at the Board Meeting held on 26 December, 1974.
Opening of Sales Office
THI had been delegating the sales and marketing activities to RHI in respect of Hawaiian Regent, Indra Regent, Pattaya Regent and Hotel Le Lagon, and THC in respect of Seoul Tokyu Hotel.
As an independent company THI realized that it should have its own sales offices. As phase 1, Tokyo Sales Office and Los Angeles Sales Office started the activities on October 1st, 1975. Sydney Sales Office was opened April 1st, 1976 and Singapore on June 1st, 1976.
In connection with opening the sales office in Los Angeles THI established the Pan Pacific Hotels, Inc., its subsidiary company in USA. There was an intention to expand its sales and marketing activities in North America and this company was planned to have sales offices in New York, Chicago and Dallas.
Withdrawal from Seoul, Korea After 11 years operation Seoul Tokyu Hotel (STH) closed its door in August 31, 1982. Seoul Tokyu Hotel leased the upper half of the office building. After a while the owner started to complain that the rent they get from the office was more than what he gets from the hotel floor and demanded a large increase of the rental. Although the hotel was located in a very good area (in front of Nam Dae Mun), the hotel was originally designed as office and it was loosing competitive edge against newly constructed hotels. The hotel could not respond to the demand.
