Fuller Scott Property Manager,

 

 I rented from you at 620 W. Padon in Blackwell, Ok 74631. I moved out on May 6, 2015 after my lease agreement was met. I gave a 30 day notice that I would be vacating the property. I cleaned the house, cleaned the carpets, and did everything that was required by me as a tenant to receive my Security Deposit of $500.00 back.

 As of today I still have not received my deposit or an itemized list of charges that my security deposit was spent on. As of the date of this letter it has been 30 days since I have moved. I know my rights as outlined in Oklahoma Statues Annotated Title 41 Section 115.

Upon you receiving this letter, you now have 30 days to return my security deposit or send me an itemized letter of repairs and cost. If I do not receive my security deposit by July 6, 2015 I will be taking this matter to small claims court.

If I have to resort to going to small claims court, I will be suing for the security deposit in the amount of $500.00, court fee’s, plus additional punitive damages allowed under state law.  Please mail my deposit to me at the address below and if you have any questions please contact me at the number below.
