Flooding at 14322 Prime Valerio Van Nuys, CA 91405

I live at 14322 Valerio Street (Prime Valerio) in Van Nuys, CA.  This property is managed by So Cal Property Management (http://www.socalpm.com).  They manage a number of properties including: Canoga Plaza Apts., Woodley Villas Apts., Woodley Apts., Eastwood Apts., Greenwood Apts., Roscoe-Kester Apts., Roscoe-Noble Apts., Simpson Avenue Apts., Park Fulton Apts., Otsego Villa Apts., Whitsett Village, Hazeltine Harbor, Granada Garden Apartments.

The drainage system for and near my unit is completely inadequate.  Consequently, my apartment has flooded 3 times this year.  I have complained numerous times both in person and in writing. The manager and the owner refuse to do anything about the flooding.  There are other tenants in my building that have experienced problems far worse than my own; leaky sinks, repairs not being made, MOLD etc.  Additionally, I believe that my unit was illegally converted from a rec room into an apartment and the city is currently investigating the building.  Additionally, the previous on-site managers were abruptly fired December 2004 due to corruption.  Personally, under any circumstances, I would avoid renting ANY apartments managed by this company.  I’d rather be homeless than rent from So Cal Property Management (general@socalpm.com ).

If you or anyone you know live at Prime Valerio and you wish to make a complaint with they city, please contact Inspector David Barron 818.756.1411.  He is a very nice man and he will come and inspect your unit.  If you live at any other So Cal property and you wish to make a complaint (it can be an anonymous complaint), please call the Los Angeles Housing Department at (866) 557-RENT or send an e-mail to the Code Enforcement Unit  (CEUemail@lahd.ci.la.ca.us).  Additionally, you can file a complaint online (http://www.ci.la.ca.us/lahd/).   You can also file a complaint with the Los Angeles Fair Housing department.  For more info, to http://www.hrc-la.org.

The parking garage severely flooded.  I know of at least one car that sustained hundreds of dollars in water damage while parked in the garage!
My mattress was severely damaged from the first flooding back in January 2005.
Because my carpet is dark, it's a little hard to tell; however my notebook is literally floating in the water!
The water is finally starting to go down; however, I couldn't move my computers because the wires were sitting in water.
The carpet is completely saturated.  Water completely covers nearly every inch of my unit: the kitchen, the bathroom, closet and the living area.
