SINGAPORE BUNGALOWS

Caucasian expatriates, the bulk of asiahomes.com clientele are interested in 2 types of bungalows - the ordinary ones and the black and white ones.  Amongst the ordinary ones, there is a special class called the GCB.

The term "
Good Class Bungalow
(GCB)" is used by the Urban Renewal Authority to categorise an exclusive category of housing which will be low rise. There are around 39 residential areas designated as Good Class Bungalow areas and in Districts 10, 11, 21 and 23. 

A bungalow that falls within the boundaries of such GCB areas is subject to a minimum land plot size to be be 1,400 sq m (15,070 sq ft) and building height of 2-storeys only. 

These good class bungalow areas include Nassim Road and Cluny Road in District 10, Ridley Park off Tanglin Road, Peirce Road/ Swettenham Road and into Ford Avenue/ Leedon Park off Holland Road, Duchess Road, Brizay Park and King Albert Park, Chee Hoon Avenue, Eng Neo Avenue and Swiss Club Road, Binjai Park and Yarwood Avenue & Chestnut Avenue in district 23.

There are around 1,000 GCB or around 10% of Total Detached Stock. Selling price varies from $6 million to above $10 million.  Newer bungalows are built with gross floor areas ranging from 650 sq m to 850 sq m (approximately 7,000 sq ft to 9,150 sq ft) in 2002. 


Black & White Bungalows are a perennial favourite of many Caucasian expats. They are owned or managed by three or four corporations. 

Unfortunately, these corporations do NOT pay the housing agent commissions on success and almost all agents in Singapore will NOT want to show such bungalows as agents are mainly self employed and earn a commission on closing.

NOTE: Human resource managers have clout over expatriates

In Singapore, some human resource managers can be quite powerful and have financial arrangements with "retained" company realtors. This means that prospective expatriate employees MUST use the "retained" realtors.

PLEASE NOTE that rentals are usually above $8,000 per month for decent bungalows. 

You can rent some black and white bungalow for $5,000 per month on condition that you repair any leaks and pay for maintenance problems.   90% of such lower priced black and white bungalows are not worth your trouble but there are expats who have deep pockets to pay for repairs and leaks.
