East and downtown Singapore.

Over the last 6 months, there have had been a large supply of over 3000 units of brand new condos in Singapore including the East Coast and downtown Singapore. Rents have fallen from the peak but the rents in the new condos in downtown Orchard Road area and in the East Coast near to Suntec City (Pebble Bay, Costa Rhu, The Makena) have actually gone up by more than 20% in the past 2 months depending on location and water frontage.

Just 8 months ago, one could rent a waterfront Costa Rhu 4+1 condo for $4,500 and a 2+1 for $2,000. Now, there is no more at this rent. Aspen Heights 3+1 commands a rent of over $4,500 and the 2+1 rent at least $3,500 if there are any units available as at July 14, 1999.

Expatriates want to rent new condos but many have had their housing allowance slashed. Below is a listing of 3 bedroom condo in the East Coast (Districts 15 and 16) and downtown Orchard area (Districts 9 & 10) for the benefit of Internet surfers. District 15 is a very popular area with expatriates as it is near the East Coast Park and beach. District 9 is tops with professionals working in the financial district.

A new 3-bedroom of around 1700sf in downtown Orchard such as The Paterson Edge, 3-minute walk to Orchard subway is asking for $6,000 rent while a 2 bedroom of around 900sf is asking $5,000.

The brand new Scotts 28 3+1+1 of 2034sf, 5-min walk to Orchard Rd or Newton subway is asking $9,000 rent!

If you like the perennial favourite of Caucasians, Leonie Condotel's 3+1 duplex penthouse of around 2900sf, 10-minute walk to Orchard subway or Somerset subway, the rent is around $14,000.
