I'm looking for a laid-back, responsible male or female housemate to share this historic 1884 Italianate farmhouse located just outside of North Lawrence. Available January, 2010. * Rent for the bedroom is $290, plus 1/2 utilities (average $75/month for the year as a whole if you have your own phone, more if you want to share the land-line house phone). There is a $200 deposit, payable over time if necessary. As the owner, I rent out a bedroom downstairs and I have the upstairs. We share the rest of the downstairs, deck, and 5-acres of yard, prairie & woods. I'm an acoustic musician and work at Free State High School. I have 2 indoor cats and an outside cat & dog.

* You'd get a somewhat small bedroom (110 square feet) on the South (see picture below) with 3 windows (one an octagon) and closet, plus share the washer/dryer, bathroom, parlor, living room, kitchen, deck, and outside with me.

* The farmhouse is located several miles north of North Lawrence (1/2 mile north of Midland Junction on Wellman Road). All roads are paved, so it takes 5 minutes to get to Lawrence.

* It does NOT have central air conditioning (just central heat). However, since it's on a hill, there is usually a soothing summer breeze, and a window air conditioner is provided.

* High speed internet & cable have't gotten here yet (although they keep promising it will happen soon) so your only high speed internet option is currently through Hughes satellite - click HERE for details. Or, for another $10/month you can share my dial-up.

* The house has been remodeled numerous times, including adding rural water and natural gas, but it still has the old time feel of high ceilings, dark woodwork, hardwood floors, bay windows, country kitchen, etc. The walls and ceilings are insulated, but it IS an old farmhouse, so expect to dress warmly in winter.

* Area around the house includes a large deck with a gorgeous view of the sunrise over the hills, plus a fenced pet yard, patio, and porch swing under a walnut tree.

* Although the house is located on just five acres, it includes a campfire area, tall grass prairie, a Stone Circle (Medicine Wheel), walking/exercise paths, and creek with deck and paths.

* It is possible to ride a bike to Lawrence by going south 2 & 1/2 miles, then riding in on the Kansas River levee. Many people enjoy biking, walking or jogging on either the levee or on the adjacent trail that winds along the river bank. There is also a KU biological preserve in the hills several miles to the east for isolated woodsy walks.

* If you enjoy early Lawrence history, you might be interested to know that the house was built by two of the original founders of Lawrence. Joseph & Forrest Savage, along with their two cousins, were the first known musicians in Kansas, and their band later evolved into the Lawrence City Band. The IDEAL Housemate:

* Non-smoking (inside, that is. Smoking on the deck is fine.)

* Doesn't have a whole lot of stuff (It's a somewhat small room - about 120 square feet - and there's limited space for additional furniture in the house.)

* Doesn't cook a lot of meat (at least inside).

* Keeps television in his/her own room

* Willing to clean up own messes and do equal share of simple housekeeping tasks

* Likes dogs and cats

* Mature, reasonably quiet, respectful, easy-going and cooperative.

* Responsible about paying bills on time.

* Has some experience with living with others

* Intends to stay at least through the end of May
