Hi, my name is Candace Smith. I am a Phoenix Real Estate agent with Dan the man Realty. A little about myself, I am a Phoenix native. I have privately bought and sold houses for over 10 years here in Phoenix. I am intimately familiar with the Phoenix area. Growing up in Phoenix and going to school K-12 as well as college, I know the best areas to buy, what will resell the best, what will appreciate the most, what areas have the best school districts, what areas have the best/worst traffic, where the nearest malls and shopping centers are, what the homeowner association policies/rates are and even the location of the nearest Starbucks. I know Phoenix! I grew up in the Valley of the Sun. It is my hometown. Because of my corporate knowledge and reduced/zero commissions I can save you 1000’s of dollars on the purchase/sale of your home. I offer a reduced commission because I know how expensive it can be to buy or sell a home. What I lose in reducing my commissions I make up for in referrals. For each referral pays $200 cash back for completed sales.
I offer 6 plans with reduced commissions depending on your situation. All figures below are examples based on a nominal $300,000 home. If the home you want to buy or sell is worth more, your savings rise proportionally.

Referral Plan: Any referral that results in a completed sale will refund to you a $200 finders fee.

Plan Bravo: “I am new to the Valley and want to buy a new or existing house”.
The house you will eventually choose will usually pay the real estate agents a 6% commission. 3% to the buyer’s agent and 3% to the seller’s agent. The seller pays these commissions. If I am your the buyers agent, (i.e. your agent), Plan A refunds to you half of the buyer’s agent’s commission. If I represented you as a buyer’s agent, after the sale of the property, I would refund to you ½ of my commission in cash. For a $300,000 home paying 6% commission, the buyer’s commission would be 3% or $9000. ½ of this is $4500 saving in cash back to you. If you buy a more expensive house, your savings increase proportionally.
Plan Sierra: “I am moving out of the Valley and desire to sell my home.” Save ~$6000 in commissions.
The most common real estate commission on any listing is 6%. 3% to the buyer’s agent and 3% to the seller’s agent. The seller (which would be you) pays these commissions. If I am your the listing agent, (i.e. your real estate agent), Plan Sierra : if I represented you as a seller’s agent, I would list it for 4%. 1% for my commission, and 3% to the buyer’s agent. For a $300,000 home paying 4% commission, the buyer’s agent’s commission would be 3% or $9000. My commission would be 1% or $3000. You save 2% or $6000 by using me as your agent to list your home because I am only charging 1% rather than the standard 3%. If you home sells for more, your savings increase proportionally.
Plan Echo: “I own a Arizona home, yet I would like to sell this one and move into an existing home.” Save ~$6000 in commissions.

If I am your listing agent, (i.e. your real estate agent), I will list your home for 4% commission. 3% to the buyer’s agent of your existing home and 1% to myself contingent on me also being your “Buyer’s Agent” for your new house. For an existing $300,000 home paying 6% commission, the buyer’s commission would be 3% or $9000. My commission would be 1% or #3000. You save 2% or $6000 by using me as your agent to list current home. Again if your present home sells for more than $300,000, your savings increase proportionally. I will recoup this decrease in commission when I represent you as your buyer’s agent. For in your new house, the seller will pay this commission.
Plan Kilo: (the Krygier Plan)
“I own a Arizona home, yet I would like to sell this home and build a new one or buy a “spec” home from a builder.” Save ~$9000+ in commissions.
The most common real estate commission on any listing is 6%. 3% to the buyer’s agent and 3% to the seller’s agent. The seller (which would be you) pays these commissions when you sell your home. If I am your the listing agent, (i.e. your real estate agent), I will list your present home for 3% commission. That’s right, 3% commission. All of this 3% will go to the buyer’s agent of your existing home and 0% to myself. This is contingent on me also being your “Buyer’s Agent” for your new home or “spec” home you contract to buy from a builder (e.g . Pulte, Centex, CW Lewis etc).
When you visit their model and “register” in their guest book, put my name down as your buyer’s agent, “Candace Smith”. You will then save 3% in commissions in your existing house and the “Builder” will pay my commission for your new or “spec” home. For example, say your old house sold for $300,000. The buyer’s agent would receive 3% and I would receive 0%. You have just saved $9000 (3% of 300,000). I make nothing off the sale of your old house. Yet because I am your buyer’s agent and you have listed me in the builders “sign in” book as your agent, when you buy your new house, the “Builder” pays my commission not you. It is a win-win around. Again if your present home sells for more than $300,000, your savings increase proportionally.
PCS Plan: “I am a service member who will probably PCS at the end of my tour. (Or I am a civilian and will only be in the Valley for a few years.)” This plan can save you ~$9000+ in commissions.
If you are a service member or civilian transferred to Phoenix for only a few years, this plan can save you $9000+ in commissions. If I am your buyer’s agent and you buy a home with me as your agent, when you leave the Valley at the end of your tour, I will list that same house for 3% commission. 3% to the buyer’s agent and 0% commission for me. Again on the sale of a $300,000 house, you will save 3% or ~$9000+ dollars. If this home sells for more your savings increase proportionally.
