WEALTH MANAGER






INTRODUCTION
Card game for 2-4+ players. 
Players try to increase their net worth and earning potential. 
Contemporary, Middle Class, USA setting. 

GAME END
The game ends when players have gone through both Decks. 

VICTORY
The player with the highest net worth is the winner. 
If tied, the player with the highest monthly income is the winner. 
If still tied, the player with the most liquid cash wins. 
Net worth is the value of all Business Investments, Real Estate, Stocks, 
Collectible Items, other Assets, and Cash on hand minus all Liabilities. 

RECORD KEEPING
Paper, pencils, and calculators are needed. 
There is a lot of record keeping and calculations required. 

DICE
Six and Ten sided dice are needed.

H = Hundred
K = Thousand 
M = Million

TURNS
Each turn represents 1 month. 

THE DECKS
Players share 2 common decks.
Players begin with the Starting Deck and then move onto the Expert deck.  
There are 9 Card types:

STARTING FINANCES
Each player starts the game with: 
Job Income: 8K per month (You and Spouse)
Total Expenses: 6K per month (Taxes, Food, Mortgage, Car Payments, etc.)
Net Income: 2K per turn (Job Income – Total Expenses)
Savings: 15K (Checking and Bank Accounts)
Stock Market Portfolio: 15K (Value of all owned stocks)
Assets: Home = 300K and Cars = 30K
Retirement Funds = 200K
Liabilities: Mortgage = 250K and Cars = 20K

SETUP
Shuffle the decks. 
The oldest player goes first. 
Play proceeds clockwise. 

TURN SEQUENCE
Players take turns. 
Each turn has 5 phases: 
1. Payday
2. Expenses
3. Opportunity
4. Market
5. End 

PAYDAY PHASE
Earn money from all of your income streams including: 
Job, Businesses, and Rentals. 
--- For each Rental there is a 10% chance you have no one renting it. 
If a rental was empty last turn there is a 30% it will be empty this turn. 
--- There is a 5% chance you will lose your job (downsizing, etc.)
If you have no Job, you have a 40% of getting rehired. 
--- If you just started a new business last turn there is a 40% it will make 
No profits this turn. If you made no money there is a 40 % chance it 
Will make no money on the next turn. If a business makes no money in 
3 turns it will fail. 

EXPENSES PHASE
Pay for all your expenses. This includes: 
Mortgage payments, Car payments, Living Expenses, 
Loan payments, and Real Estate Overhead. 

OPPORTUNITY PHASE
Draw 1 card from the Current deck. 
The card drawn will present either an opportunity you may take, or an 
Extra expense you must take depending on the card. 
Begin with the Starting Deck. 
When the Starting deck is finished, move on to the Expert Deck. 

MARKET PHASE
This phase represents volatility in the markets. 
Roll on the Asset Adjustment Table once for each of your Assets. 
For Real Estate, Collectible Items, and Stocks, their value is affected. 
For Businesses, their Income is affected.

END PHASE
Discard all cards. 
Calculate your Net Worth. 

ACUMEN CARDS
When you draw an AC card, record it. 
You now get the stated benefit to all future transactions. 

REAL ESTATE CARDS
Each RE card represents a property you may buy. 
Each card has several stats. Record all of these: 
Price: (At time of purchase)
Value: (This may change but starts the same as Price)
Down payment: (20% of Price)
Overhead: (Monthly Mortgage Payments, Taxes, Maintenance, etc.)
Rent: (Monthly Income for property)
Liability (Same as Price minus down payment. If this Debt is completely paid 
off, the Overhead is halved)
If you sell the property, you get its value minus the remaining liability. 

BUSINESS INVESTMENT CARDS
Each BI card represents an investment in a business opportunity. 
Note that the player is considered to be a part owner in the business and that 
Other people are actually running it and share in ownership. 
If you choose to invest, pay the investment cost. 
Record the type of business and how much monthly income you gain from it.
You may sell off your share of the business for basically what you paid for it. 
The most Business Investments you can have is 4 unless you quit your job, 
In which case there is no limit. 

STOCK PORTFOLIO CARDS
Each SP card represents an opportunity to buy stocks. 
You may buy as much as you want. 
You may sell stocks at any time. 

COLLECTIBLE ITEMS CARDS
Each CI card represents a valuable item or collection that has a good chance of 
Increasing its value over the course of the game.  
If you pay for the goods record their type and value. 

DEBT MANAGEMENT CARDS
Each DM card allows you to pay off debts (liabilities).
This includes Charge Card Debt, Bank Loans, and Mortgages.  
Record any debt reductions you make. 
You may also sell Assets at this time. 
Assets include Real Estate, Businesses, Stocks, and Durable Goods. 
Record results of all transactions you make. 
This card gives you the opportunity to get a bank loan. 
A loan can be for any multiple of 10K. 
Record it if you take one. 
The monthly interest charge is 10%. 
Bank Loans count as liabilities. 
You can only get Bank Loans up to half the value of your net worth.
You can also use this card to take a loan (up to 50K) against your 
Retirement funds.  Interest on Retirement Fund loans is also 10%
Note: Because stocks are so liquid they can be sold at any time. 
You don’t need to wait for a DM card to sell stocks. 

BUSINESS EXPENSE CARDS
Each BE card will cost you money. 
If it is early in the game, and you have no Business Investments or 
Real Estate, you may ignore these cards. Otherwise they are a must do. 

PERSONAL EXPENSE CARDS
Each PE card is a must do. 
Record your monetary losses. 

RUNNING OUT OF MONEY
If you do not have the money to pay your bills, you may pay with your Charge Card. 
Treat this as a loan with 20% Interest. 
Your Charge Cards max out at 20K.  
To pay your bills, you may make distressed sales: 
You may immediately sell off assets at half their value.
You may also sell off your Cars and House. 
If you do so, you must pay 800H rent for an apartment per month, and 
You buy a junker car outright for 500H.   
If you still cannot pay your bills after selling off all your assets, you go into 
Bankruptcy and automatically lose the game.
