Located in the small village of Brehemont not far from Tours, it is only 5 minutes from the river Loire.

The house is built of the local Rufic stone, and is in need of renovation.

The property is a small one up and down house with another building attached to it and is about 34ft x 19ft overall.

It would make a nice kitchen diner and 1 bedroom, the other building should be big enough to make a mezzanine 2nd bedroom and a big lounge

There is no staircase between the 2 rooms and a door would need to be cut through to the building.

The property stands in it own garden area of about 38ft x 29ft  and has a plot at the side that is about 350ft  x 35ft.

Aprox land area of 1400m2.

There are several options with it, it could be renovated as is and the side plot might be given planning for another house, or it could be knocked down and rebuilt long ways across the plot.

The basic condition is good, the biggest problem being the end wall, the footings have been undermined and the end wall is moving outwards, this can be taken down and rebuilt without to much problem.

The roof would have to be replaced but most of the wood might be usable

There is a kitchen of sorts, with a big fireplace.

There is electric and water in the house but this would have to be reconnected. It is also connected to the sewers and there is a well.

The village is not to big but seems to have most things, it is away from the crowds but not that far from Tours, the Loire valley is a tourist hotspot and the house would be great for renting out

I have permission from the mayor to replace the roof as long as I do not make any changes,

Village barn in 2 parts with garden.

In the small village of Availles limousine not far from Limoges

Aprox size is 30ft x 30ft with the other part  12ft x 30ft, the garden is about 50ft x 15ft.

Most of the Timber could be reused

It is a big project but with work it will make 2 bedrooms and a bathroom upstairs, a large lounge  and with a door way cut through a big kitchen dinner. On the front of the barn is a large door this could be made into a window, then the side door onto the garden would be the main entrance.

There is room on the garden to make a hard stand for  vehicles if required.

The water and electric are in the street so it would not be difficult to get this connected.

 

i have recently completed a project about the same size for my daughter here in the UK

it cost about 15K but that was doing the work myself with help from friends (i did pay myself).

the cost of man power is more expensive in France but materials are a lot cheaper.

it all comes down to what you can do and the standard you require. The biggest job will be the roof and the interior plastering.

The roof will need to be taken off and re-boarded some timber replacing then the Spanish type tiles can be replaced.
