Welcome to the area of the website relating to real estate investing. There are several different sections because there are many different ways to invest. We give you several avenues, any of them effective. What you’ll need to decide after reading them is which avenue is the best for you given your skills, resources, and ability to commit time.
If you want to invest in real estate through renovating structures, you would
Buy from a wholesaler (See Buying Wholesale), do the renovations ( See Renovations), and then either a) retail the property (sell immediately), or b) keep the property. (See Buy and Hold)
Buy from a source other than a wholesaler (See Sources within Buying Wholesale)
If you want to invest in real estate but don’t want to do renovations, you would
Do Flipping (See Flipping). You could either a) buy from a wholesaler (See Buying Wholesale) and then re-sell (or assign the contract) or b) buy from another source (See Sources in Buying Wholesale) and re-sell (or assign the contract).
Buy from a homeowner (See Sources in Buying Wholesale) and then retail (sell immediately) or keep the property (See Buy and Hold)
These next two avenues are best suited to property needing no repairs. The properties could be anywhere in the city.
Lease-Option the property (See Lease Options)
Buy Subject To (See Buying Subject To)
As you can see, there are multiple avenues and several of the techniques can be combined, depending on your objectives. No one way is the way. Find an avenue that suits you and get busy, having fun and making money.
