The Location of the properties is Sydney Australia. The Payment center is in Singapore. The Booking center is in cyberspace. Any financial recourse is with TRU Travel which is a registered business, established in 1976 and holding Licence Nu.184 issued by the Singapore Tourist Promotion Board. The Product (Top Class serviced Apartments located in the Sydney City CBD) is designed Predominantly for the Business traveller on extended stays or for Families. It is meant to be used as an alternative to Hotel Accommodation giving Space & Charm for entertaining or simply for more comfortable living than within a hotel room. The Booking Service is designed to facilitate the International client as he or she can book from anywhere in the world direct with the Product Owner, no middle men, no commission agents and no Long Distance Charges. Whether you are enquiring from Sydney itself or from New York, you will be answered the same way and within 24 hours but that's not all! The instant communication of the net and the ease of payment via Credit Cards has enabled us to introduce a reservation scheme that dramatically eliminates wastage and makes the booking center portable further reducing overheads by taking advantage of excess capacity at any of our offices. You benefit from LOWER Rental prices without compromise on the Standard of the product, you pay only for the bone, not the peripheral fat such as vacancy buffers or booking overheads! What's the trade-off? Unlike a Hotel, You can't book with us without placing a deposit....A very small inconvenience considering the Space & Value of what you get. Here is how the procedure works: A typical e-mail reply to your inquiry is as follows:- --------------------------------- We will Answer your Specific query in this Section, give a description of the Available Unit(s) and also give any other information you have requested --------------------------------- Then the following format will apply: 1. AVAILABILITY Of Above Unit: --------------------------- We will give specific availability of unit offered, when possible, we will also state the full range or period the unit is available...it is likely that when you compare our cost to a hotel room and add the saving a fully equipped kitchen and laundry can give...you may well stay longer than originally planned. Flexibility: ------------ You have Full Flexibility to change your Mind when Sending or Authorizing the Payment. Irrespective of the original inquiry sent, you may chose any length of stay within the Availability period given, however, once we acknowledge this, further changes are still possible but will conform to below conditions. 2. AVAILABILITY of Alternate Accommodation: --------------------------------------- We will state availability of any alternate unit 3. The COSTS --------- Average Rentals range from A$450pw for a Studio to $1,800pw for 3 bedrooms (US$280 to US$1,130) We will quote the Monthly, Weekly & Daily Rental of at least 2 available Units. We will also quote the exact, all inclusive Cost of the "Primary" unit and "Alternative" Unit according to your specific inquiry. This will be the LOWEST Combination of Rates that apply for the Period requested.... What we Quote is what you Pay...No service charge, No Tax, No hidden Costs. Extension of Stay or modification to the Original Booking are possible but will be calculated on daily Rates. 4. The Inclusions and/or Exclusions -------------------------------- We clearly state what is Included in the price. e.g. Inclusive of all PUBs. Telephone calls are charged at cost. Cleaning Fees as requested or required are extra. 5. CONDITIONS OF RENTAL: --------------------- These are Standard conditions applicable to all units unless otherwise stated * During Australian Holiday seasons, the Minimum charge is Two Weeks, at other times the Minimum is 1 week. Our offices close for 2 weeks during Christmas & New Year, no booking resulting in check-in or check-out during office closure can be accepted. * A Credit Card Number or alternatively a A$200 refundable deposit is required to cover telephone calls and possible cleaning costs. * The unit is handed to you in clean condition with clean bedding, towels and Kitchen utensils. Condition on departure is to be as at entry i.e. Bedding, towels & kitchen utensils are to be laundered & washed by you otherwise a cleaning and/or laundry fee on top of the rental will apply. General Bookings Conditions: ---------------------------- * Our Confirmation of availability via email is valid for 24 hours from dispatch of our reply. * Within 24 hours of our reply we will need Credit Card authorization or other proof of payment for the full amount Quoted or for one week's rental if booking is well in advance. * If no payment (Credit Card Authorization or copy of a Bank Cheque) reaches us within the 24 hours of our reply, we reserve the right to release the Unit to others, in such case any money you sent with a delay will be applied towards the "ALTERNATE" accommodation, if that is also unavailable then we will refund you in full. (You will then need to check with us again to obtain new availability) * In any event, Full payment must reach us at least 7 days before check-in otherwise the booking will be cancelled and any deposit payment forfeited. * The Check-out Time is always 13.00 Sydney Time unless otherwise specified by you. A Co Representative will come to inspect the condition of unit at check-out time and to calculate telephone usage costs. You will need to vacate the unit together with the Rep. * Check-in to the Unit within normal business hours will be granted by the building Concierge. After Hours or during Holidays you will need to give a specific time of arrival so that our rep can meet you at the foyer. We will supply a Sydney contact telephone numbers with the payment receipt. 6. EXTENSION Of Stay: ----------------- * Extension of stay can be for any period but will be charged at the daily rate and will require full payment at least 5 days before the scheduled check-out. Any extension is subject to availability. LIMITED LIABILITY: ----------------- * Our Liability in the event that you are unable to occupy the unit for whatever reason, including Overbooking or to unforeseen circumstances, is limited to a refund on the unused portion if the fault is ours, no liability whatsoever if the fault is yours or if you are no-show for whatever reason. Compensation for injury or accident occurring in the common ares of the building are covered by the buildings insurance, injury or accident within the unit rented carries no compensation. PAYMENT: -------- All major credit cards are accepted Alternatively send Bank Cheque to TRU Travel, 10 Anson Rd, #02-45 Singapore (A copy of the Bank Cheque sent by Fax to +(65)2235104 will fulfill the 24hour requirement) Cheque payment is also accepted by prior arrangement (i.e. we only accept cheques from established Corporate clients within Australia or Singapore) Quotes are in Australian Dollars (A$) however we will charge your card in Singapore currency (S$) at the applicable bank's rate which is normally close to 1 to 1. Refunds will be Credited to your credit Card. TRU Travel will not participate in any dispute that may arise amongst the parties. Rebookings: ---------- a) Rebooking to within 10 days up or down from original dates booked:- * If same unit available then 10% of Total Rental as service charge. * If same unit not available then same as a cancelation b) Rebooking to more than 10 days from original dates then same as a cancelation.
