VILLA OASIS - DATA PAGE





SQUARE FOOTAGE:

The villa has 550 sq. meters, or 5,995 sq. feet, including the attached bungalow and separate servants' quarters. Additionally there is a covered two-car parking area, pool, poolhouse, and outdoor grill area.



BEDROOMS:

Four in the main villa, two in the servants' quarters, and one in the bungalow, for a total of seven.



BATHS:

Three in the main house, one in the servants' quarters, one in the bungalow, and one in the pool house for a total of six.



POOL:

Irregularly shaped, with a maximum length of 7.8 meters (25 feet), and a maximum width of 7 meters (23 feet). Maximum depth is 1.4 meters. Newly tiled. All equipment is less than one year old (pump, filtration and heating). Propane heating system has never been used.

The newly constructed pool house has a bath with shower, toilet and sink.



PROPERTY TAXES:

About $130 US annually. (Yes, that is correct. One hundred and thirty dollars a year.) Property taxes in Mexico are very low.



CANAL FRONTAGE AND FEES:

All homes with canal frontage must pay an annual waterfront usage concession based on length of waterfront. The charge for Villa Oasis is $150 dollars



LOT SIZE AND DIMENSIONS:

The lot covers 800 sq. meters (8,720 sq. feet approximately), and is essentially triangular, widening out from a quiet cul-de-sac to the canal. There is a short street frontage for access however, making the lot technically four sided. The street side is 12.92 meters (42 feet); the right side is 53.13 meters (174 feet); the left side is 37.8 meters (125 feet); and the canal frontage is 37.12 meters (125 feet).



UTILITIES:

Electric is billed every two months, and in winter each bill (covering two months) is around $120 US on average. In summer, expect to pay about $180 US every two months, depending on how much you rely on the air conditioning. Electric is bi-phase 110/220 service.

Gas is propane delivery, stored in a large capacity tank. Usage is about $80 dollars per month, not including the propane pool heating system, which is newly installed and has never been used.

Water is inexpensive. The average monthly bill is about $12 dollars. There is a backup water storage cistern underground with a capacity of 16,500 liters. (About 4,000 gallons.) Municipal water to the house is pressure-augmented through a pressure tank system.



WASTE WATER:

Municipal sewer system.



AIR CONDITIONING SYSTEM:

New. Trane Mini Splits. Cools all four bedrooms in main house, main kitchen, and bedroom in guest bungalow.



NUEVO VALLARTA MONTHLY MAINTENANCE FEE:

$29 US. Covers daily trash pickup; hauling of pruned limbs, etc. as needed; sewer system; and general street, street light, and landscaping maintenance.
