What
is Lease Purchase?
A Lease Purchase contract combines a basic lease contract
with an option-to-purchase contract. The tenant/buyer pays to the landlord/seller
a "non-refundable option deposit" and a typical monthly rental plus a rent
credit which would be applied to the purchase price of the home. During,
or at the end of the lease period, the tenant/buyer has "exclusive right
to buy the home" under the terms to which both parties have previously
agreed. In essence, a Lease Purchase is a contract to sell with a "delayed
closing date".
The lease purchase contract has proven time and time again
that it is here to stay. People do this all the time. This is a highly
sought after method by those who know about its powerful features and benefits.

Take
the following for an example. You take interest in one of our available
properties. You viewed and inspected the place, fell in love with the home,
and you call us saying, "I want it." At that point you fill out an application.
Don't worry about this part; it's simple! We just have to verify

get the answer you've dreamed of. IT'S YOURS! You put
down of $5,000 or up to $7,500 option fee which is credited back to you
at closing when you're ready to get a mortgage in your name, pay the first

back to you a closing. You have simply signed a "Lease Agreement With Purchase
Option," and it locks in a specific sales price, and the monthly lease

no long pre-qualification process, no days and days waiting for an
answer, and no more rejection.

Usually we begin with your phone call to find out some preliminary information
concerning the type of home you want, preferred location and financial

Next, we'll give you the addresses of a couple of homes that meet your
preferences. After you've looked at the homes and reviewed the area, we'll
go over the specific terms of our lease and option to buy paperwork.
Based on your desired date of possession, we can frequently wrap up the
entire process in less than 7 days. If you need longer and want us
to hold the home for you, frequently we can accommodate that. A word
of caution. Because we make home buying so easy, our homes don't
last long. If you select one of our homes, don't delay. Homes
like ours don't last long. We can be flexible on our date of possession.
But we do follow the 'first come first served' principle.
