It is our pleasure to announce that the Bradbury Building has been selected by the downtown readers as a 1st Runner Up of Downtown News in 2010 Best of Downtown contest as the Best Looking Building!

 

 

SINGLE STREAM RECYCLING PROGRAM

Management of the Bradbury building participates in the integrated office paper recycling program. It is our goal that all non-recyclable material such as food waste, wrappers, plastics, etc. is disposed into one centralized location in the kitchen. This practice will help saving on cost of plastic liners used for each individual trash can under desks and will streamline the pick up and separation of food waste.

  • DESIGNATED RECYCLING BINS

For your recycling needs, Consolidated Waste Disposal Company, our trash pick up vendor can provide  two sizes of simple, white cardboard containers, small for desk side or large for copy rooms and kitchens at no charge.

  • RECYCLING OF GLASS BOTTLES AND CANS

Part of this program implements collection of cans, and glass only into separate bins. Large, approximately 23 gallon plastic recycling bins can be purchased from your regular office supplier.

  • HANDLING OF CARDBOARD BOXES

Any cardboard boxes that are to be recycled should be broken down, flattened and labeled for recycling to make it easy to transport by the janitorial staff. Janitors will not pick up your boxes unless they are flattened.

  • E-WASTE DRIVE

Our program also includes an annual pick up of electronic devices and equipment from a central location in the building. The pick up may be scheduled more frequently depending on the need. We appreciate your cooperation and contribution to the program. Remember that by recycling of 2,000 lbs (1 ton) of paper saves 7,000 gallons of water, 17 trees and 3 cubic yards of landfill space. Thank you for your participation!

SPECIAL COLLECTION - BULKY ITEMS

If you have any bulky items in your office that you want to dispose of such as pieces of old furniture, please contact the Building Management Office. A special pick-up by the disposal service vendor must be arranged. Depending on the size the cost varies, but the minimum cost is $45.00 plus administrative fee.

Leaving bulky items or old electronic equipment next to the trash bins in the alley is not permitted.

For extra clean-up work of your files, a 1 cubic yard bin may be ordered from our vendor IRS Demo at $65.00 plus 15% administrative fee. Please place an order two days or three days in advance to ensure timely delivery.

CALLING 9-1-1 PROCEDURE

 

9-1-1 is strictly for calling for help to attend to immediate threats to your life or property only. To ensure a fast response:

  • Stay on the line and wait for the operator, don't hang up and redial

  • Quickly state the emergency

  • Answer all the questions you are asked

In emergency, such as earthquake, network overload may cause call to be delayed so it may take a bit longer before the call is completed.

 

 

TENANT IMPROVEMENT PROJECTS

 

The point of contact for any construction activity is the Building Management who with coordination of Engineering Department will review the proposed improvements and ensure that building standards are maintained. Notification of all projects must be submitted and all plans must be reviewed and signed by Management and Engineering prior of start of work. 

 

 

WORK ORDER REQUESTS

 

For repair and maintenance issues, please send your request to the Office of the Building. You may use the attached form: WORK ORDER REQUEST when faxing or sending electronically. If it requires immediate attention, please call the Security Desk at (213) 687-0966.

 

 

AFTER HOURS AIR CONDITIONING

 

The building supplies air conditioning Monday through Friday from 7 a.m. to 6 p.m. and Saturday from 8 a.m. to 1 p.m. Should you have any need for air conditioning after regular business hours please contact the management office at 213-488-0111. An extra cost after hours will apply. Requests must be submitted at least 24 hours in advance.

It is our pleasure to share with you the good news that the Ownership and Management of the Bradbury building has won "The Outstanding Office Building of the Year" (TOBY) Award by the Building Owners and Managers Association (BOMA) in 2010 competition in historical category. We are honored to win this prestigious award as the recognition of excellence in building management, maintenance, operation and leadership in historical preservations efforts. This Award also pays tribute to the building’s contribution to the community as part of the business infrastructure and as an enhancement to the social environment of downtown Los Angeles. Bradbury building has also been recognized as a quality office project that represents a legacy of the City’s historical past and a symbol of the late 19th century’s sophistication of architectural design.

BUILDING POLICIES & PROCEDURES

The following link POLICIES AND PROCEDURES FOR THE BRADBURY BUILDING is a comprehensive information to answer some of the questions regarding air conditioning, construction, move-in and move-in procedures, janitorial, parking, security, maintenance and service calls.

VENDORS CERTIFICATES OF INSURANCE

Prior to any job performance, such as carpet cleaning, painting, construction, telecommunication and computer equipment repair/installation, etc.,  as well as messenger, furniture or office supplies deliveries during or after business hours, all vendors must submit current Certificate of Insurance with Original Endorsement to the Management Office. 

Please have your vendor contact their insurance carrier  and fax the insurance certificate at (213) 622-3643. If you need detailed information regarding insurance requirements please click on this link: VENDORS INSURANCE REQUIREMENTS SUMMARY and send it to your insurance carrier. Please note that the Landlord must be named as additional insured.

TENANTS CERTIFICATE OF INSURANCE 

Landlord requires each Tenant in the building to carry their own insurance to protect personal property in case when a fire or water damage occurs in their suite. Therefore, please advise your insurance carrier to send the updated certificate with original endorsement to the Office of the Building and fax it to (213) 622-3643

IMPORTANT SECURITY TIPS FOR TENANTS

The building's security makes every effort to make the Bradbury building a secure. However, in order to maintain optimum security in your participation by applying the following simple security tips will help maintain a more secure working environment for all employees in your office:

 

  • Inform your visitors and vendors to sign-in at the security desk and inform security of the name of the specific vendor whom you intend to meet.

  • Do not allow removal of equipment by anyone without first obtaining proper authorization by your company supervisor and notifying security of intended removal of equipment from the building.

  • Do not allow messenger services into office areas or pass the reception desk. Do not keep items to be sent by messenger out in the open.

  • Lock up laptops and notebook computers.

  • Notify security when you work late. This will assist in notification if a building emergency occurs.

  • Notify security of any suspicious people in common areas, or your office space.

  • Never enter a door that has been pried open. If a door seems forced open after hours, do not enter the space alone. Go back to the lobby security desk and advise security officer who will notify L.A.P.D.

  • Confront a stranger in your office with a simple question "May I Help you?"

  • An employee should always escort visitors exiting the office suite.

SECURITY

American Service Industries, Inc. is a provider of security services. The company is a wholly owned subsidiary of Federal Building Services formed in 1963. The forty-one year old multi service organization also provides Janitorial Services and Facility Maintenance Services in commercial, industrial, healthcare and airlines industries.

 

Security is provided 24-hous, 7 days a week. Tourists are not allowed access to upper floors unless authorized by management. On occasions, management grants access to group of students from schools of Architecture. All visitors of Tenants or authorized groups must sign-in at the Security desk and are provided with a visitor's label.

 

PROPERTY REMOVAL PASS

Any time you have to remove an office equipment, such as computers, copiers, furniture, please notify the Management Office as well as the building Security. The PROPERTY REMOVAL PASS must be signed by an authorized personnel in the office. Please list the items to be removed and e-mail or fax to the Office of the Building and deliver a copy to the Security in the main lobby.

REMOVAL OF LARGE ITEMS

Should you have any unneeded furniture, appliances, old computers call 1-800-got-junk to arrange pick up. For more information check the Web site at www.1800gotjunk.com. You may also contact Consolidated Disposal Service at (562) 347-2106. The disposal of bulky items or any electronic devices into the building's trash bins are not allowed.  And remember, before scheduling the work request the vendor to provide us with current certificate of insurance.

 

 

BUILDING ACCESS CARDS 

 

The assigned authorized personnel only may place an order and sign the billing authorization form. Please submit an order with the Security Post Commander at the Security desk in the main lobby. All orders must be in writing and signed by authorized personnel.

 

If you have any request for reprogramming of access cards, please provide information of the number of the existing card  and the name under whom the card should be programmed.  A one time fee for an issue of an access card is $25.00. If you lost a card, please notify security immediately at (213)687-0966 in order to have it deactivated.
